Treat Applicant: Desert Wolf Drafting This letter reflects comments to be addressed. The purpose of this review is to verify compliance to the 2012 International Residential Code and local amendments. In order to facilitate a shorter back check time, we request that you provide two complete sets of revised plans and calculations, along with a written response to each of the noted items indicating action taken. Other comment references may be derived from additional codes and standards adopted by The City of Tucson. All features have been checked only to the extent allowed by the submittals provided for review. All portions of this project are assumed to meet other departmental requirements, conditions and concerns before permit approval. GENERAL REQUIREMENTS: 1. Correct notations referring to regulations adopted by Pima County. 2. Clarify the location of the proposed studio remodel on the site plan. Note: converting a non-habitable space to habitable space will include the conditions for all new residences. 3. The Tucson Water policy adopted 7/13/12 limits the maximum demand for a 5/8" water meter to 15 GPM. Provide a water meter sized for the proposed water demand. Reference Tables P2903.6 and P2903.6 (1), IRC 2012. 4. Include a gas bond on the electrical riser diagram, E3607/8. 5. Provide Manual J/S/D calculations for the forced air unit in accordance with M1401.3, M1601.1. 6. Kitchens require two or more 2O-amp small appliance circuits to serve countertop receptacles. Such circuits shall be GFCI protected and shall not serve other rooms (except breakfast areas, pantries, etc.), E3901.3. 7. Show receptacle outlets at wall spaces 2' or more so that no point along the wall (excluding door openings) is more than 6' from a receptacle outlet, E3901.2. 8. Show receptacle outlets at each kitchen counter space wider than 12" so that no point along the wall line is more than 24" from a receptacle outlet, E3901.4.1. 9. Condensation control is required for the unvented roof assembly method. Specify an air-impermeable rigid insulation material sealed tight to the roof sheathing or spray applied closed cell foam to a minimum value of R5, R806.5.
