This site is in the HO-3 Zone. Historic review is required (UDC Sections 3.3.7 and 5.8.5). A single-family residence is a permitted use in this zone (UDC Section 4.7.15). The minimum setback is the greater of ten (10) feet, or three-fourths (3/4) the height of the structure's wall facing each interior property line (Table 6.3-3.A). The required setback for the covered patio on the main house is ten (10) feet to the south property line. The proposed setback is three (3) feet. The required setback for the detached sleeping quarters is ten (10) feet to both the north and east property lines. The proposed setback to the north property line is five (5) feet and one (1) inch.
