This letter reflects comments to be addressed. In order to facilitate a shorter back check time, please provide two sets of updated plans and calculations with a written response to each of the notated items indicating action taken. Do not cloud the changes made for comment revisions. SCOPE OF REVIEW: The scope of this plan review covers architectural, plumbing, mechanical, energy conservation and electrical. All code references are to the 2012 International Residential Code and 2012 International Energy Conservation Code. All features were checked only to the extent allowed by the submittals provided. All portions of this project are assumed to meet or will meet other departmental requirements, conditions and concerns before permit approval. SITE PLAN: 1. Show the code references used for the design. 2. Indicate the location of buildings, utility meters and gas, water, electric and sewer lines from property line to building, R106.1.1. Show the point of connection of proposed lines to the service lines for verifying correct sizes and necessary upgrades. FOUNDATION PLANS: 1. Provide a landing or floor surface at all exterior doors. A landing must be at least as wide as the door it serves and 36" in the direction of travel, R311.3. 2. Show compliance with termite treatment, R318.2. FLOOR PLANS: 1. Provide a window and door schedule identifying sizes and types consistent with labeling shown on the Floor Plan and Elevations, R301.1. Show the maximum "U" factors of the windows and doors on the plans as well as the solar heat gain coefficient SHGC minimum value of 0.25, N1102.1. 2. Show the location of a minimum 22" x 30" attic access. Attic access is required for areas exceeding 30 SQ FT with a minimum of 30" of headroom and located in a hallway or readily accessible space, R807.1. STRUCTURAL PLANS: 1. Provide a beam size and type for the porch roof, R301.1. 2. Provide a complete roof framing plan and fastening details with framing members sized with appropriate load carrying capacity, R301.1. The 4" x 8" x 14' ridge beams are undersized. Provide details for load transfer to foundation showing support posts to headings/beams over wall openings. 3. Include the air handler (AHU-1) weight when sizing the beam over the wall opening between rooms. 4. Provide a complete braced wall design, R602.10, or simplified design, R602.12 for the wall line with windows "1A" and "1B". 5. For a complete braced wall (BW) design, R602.10 include narrow panels with hold-downs, R602.10.6; Or for a complete simplified design, R602.12 include a minimum 3' braced wall panel; Or a prescriptive braced wall structure with a portal frame CS-PF design, Figure R602.10.6.4. 6. Show rafter (truss) to wall connection using (H2.5) ties having a resistance to uplift of not less than 365 pounds, R802.11.1. (City of Tucson Amended). SECTIONS - DETAILS: 1. Show fiber-cement board or glass mat gypsum backers for tiled walls in tub and shower areas, R702.4.2. PLUMBING PLANS: 1. Show hot water pipe with minimum R-3 insulation, N1103.4.2. 2. Show the radiant water heater location with branch tubing size, P2004.1. 3. Show the water heater location, P2801.3. 4. Provide a complete fixture unit schedule, P2903.6. Provide the water pipe diameter between the meter and shut off valve in compliance with P2903.7. A minimum 1" service pipe is required for supplying water to more than 9.5 fixture units. 5. Provide branch drain pipe for the clothes washer, Table P3005.4.1 & P2718.1. 6. Show plumbing vents (VTR) within acceptable distances from traps, P3105.1. MECHANICAL PLANS: 1. Show dryer vent size and location for venting to exterior, M1501. ELECTRICAL PLANS: 1. Building alterations require the installation of smoke alarms at existing bedrooms, R314.3.1. Provide notation if existing or proposed. 2. Provide an electrical riser diagram, E3403. Notate the grounding and bonding method, E3607. Metallic gas lines must be bonded and not be used as the primary grounding method, E3608. 3. Provide a panel schedule showing each circuit protection rating (breaker size), E3702.2. 4. Show the location of the relocated/upgraded panel on the Electrical Plan, E3601.6.2 & E3705.8. 5. Revise the electrical load calculations (both existing and new) following Table E3602.2 for sizing 100% of the dwelling load. Show the total nameplate for air conditioning units on the line after the 40% reduction. Also, update the AC itemized appliance entry with the air handler load. 6. Protect all interior 15A & 20A proposed outlets (except garage, kitchen, and bathrooms) including receptacles, lights and smoke detectors with combination type arc-fault circuit interrupters, E3902.12. 7. Provide notation requiring tamper resistant receptacles for 125 volt, 15A and 20A receptacles, R4002.14. 8. Show the location of all disconnect switches for air handling equipment, E4101.5. Clarify AHU-1 shown on the Reflected Ceiling Plan. OUTDOOR LIGHTING CODE 1. Show the proposed fixture as full cut-off FCO style, or provide an Outdoor Lighting Calculation in accordance with OLC 3.1.2 including all exterior fixtures on the property for determining exterior lighting limits.
