1. Please provide an approved site plan.
2. In the structural calculations:
a. Please provide accurate and clear foundation and framing key plans showing the location of all calculated structural members.
b. Please provide structural details and calculations for the following: All roof top mounted HVAC units and light pole foundations.
SHEET CS
3. List of Adopted Building Codes for the City of Tucson
a. Delete the listed 2009 IFC and use instead the 2012 IFC.
b. In all drawings and code references, please delete the reference to ADA. The adopted accessibility code is the 2012 IBC, Chapter 11 and the 2009 ICC A117.1. Insure all accessibility details comply with these code requirements.
4. For accurate costs analysis and fee determination, please provide a cost breakdown as listed below:
a. There are four existing building that show various items of repair and alteration. Please provide a separate cost estimate for each of the following: alterations for buildings "D" and "F" and relocation of the existing steel canopy "J".
5. It would be nice to have a partition schedule and full height architectural wall sections.
SHEET A0
6. The building code analysis for each building states that sprinkler systems are not required. However, the plumbing plans clearly show fire sprinkler risers for building A and B and none for the rest of the buildings. Please explain.
SHEET A1
7. For the drive ramps at the Maintenance Shop, the Fenced Yard and the Tool Storage, provide a 5' wide accessible route accross the front of all drives with a running slope not to exceed 5% and a cross slope not to exceed 2%. Place the drive ramp at the outter edge of the accessible route.
8. For all side walk ramps shown on the floor plans, provide an up/down directional arrow with a 1:12 max slope requirement note.
9. What's the purpose of the two ramps and landing at the NE corner of the tool storage building?
10. As per the toilet fixture calculations shown on sheet A0, the women's toilet is to be provided 3 w.c. and 2 Lavs. What is shown on the drawing floor plan and elevation is 2 w.c. and 1 urnial and 2 lavs. What's up Doc?
11. All accessible route slopes are to comply with the 2009 ICC A1171.1, Section 403.3; 5% maximum running slope and 2% cross slopes. Please provide a note on the drawings to that effect.
SHEET A2
12. What looks like a tilt up concrete exterior wall panel is not identified nor is it on the wall legend. Please clarify.
SHEET A6
13. At detail 3, if the urinal wall panels are deeper than 2'-0", the urinal stall must be 3'-0" wide. Please reconcile by provideing a dimension on the urinal panels.
14. All details have incorrect scale references. Please reconcile.
SHEETS A9 THROUGH A12
15. Call out all exterior finishes.
SHEET A13
16. Call out all roofing types.
17. Provide roof slope and direction on plans where they are not shown.

04/30/2015 ROBERT SHERRY PLUMBING-COMMERCIAL REVIEW Reqs Change 1. Clarify the intent of placing a urinal in the women's restroom; the code review on sheet A0 calls for three water closets and no urinals in the women's restroom. Reference: Section 107.2.1 and Table 2902.1, IBC 2012.
2. Provide a site drawing showing the size, route, and slope of the building sewer and the location of its connection to the public sewer. Reference: Section 107.2.1, IBC 2012.
3. Verify that the pipe sizes called out for the flush valves will not result in water velocities greater than that recommended by the pipe manufacturer (e.g. limit the water velocity to less than 8 FPS for copper, PEX, or CPVC piping). At a minimum design flow rate of 25 GPM for a siphonic, flush-valve water closet, a ¾"" Type L copper pipe has a flow velocity of 16.6 FPS. Similarly, a ½" Type L copper pipe has a flow velocity of 16.5 FPS with a urinal operating at 12 GPM. Reference: Table 604.3, IPC 2012.
4. Provide the rim elevation of the next upstream sanitary manhole. Determine the need for a backwater valve per Section 715.1, IPC 2012, as amended by the City of Tucson.
5. Provide roof drainage and hydraulic scupper size calculations based on the 100-year hourly rainfall rate for Tucson, 3" per hour. Include the effect of any vertical walls that can divert rainfall onto the roof Reference: Sections 1106.1, 1106.4, and 1108.3, IPC 2012.
6. Provide secondary (overflow) roof drainage for both the high roof and the low roof. Reference: Sections 1101, 1106 and 1108, IPC 2012, and Sections 1611.1 and 1611.3, IBC 2012.
7. Revise the size of the natural gas pipe serving the water heater, WH-1 and the common pipe serving both the water heater and AC-1 per Table 402.4 (2). Reference: Section 402.4, IFGC 2012.
04/30/2015 ROBERT SHERRY WATER REVIEW Reqs Change Provide a site drawing showing the size and route of the building water supply along with the location and size of both the water meter and the reduced pressure backflow preventer assembly. Reference: Section 107.2.1, IBC 2012.
05/01/2015 ROBERT SHERRY MECHANICAL-COMMERCIAL REVIEW Reqs Change 1. Provide energy code compliance calculations for the building envelope, interior lighting, and mechanical systems; the low-energy use portion of the building needs only the interior lighting calculations. Provide sufficient detail on the drawings to evaluate the energy compliance of the building envelope. The information shall, as a minimum, include U-factors of the envelope systems and fenestration components, along with the R-values of the insulation and the SHGC for the fenestration. Reference: Sections C103.2 and C401.2, International Energy Conservation Code 2012.
2. Provide NFRC fenestration product ratings for the U-factor and the SHGC values on COMcheck or use the appropriate default U-factor and SHGC values from Tables C303.1.3 (1), C303.1.3 (2) and C303.1.3.(3), IECC 2012. Reference: Section C303.1.3, IECC 2012.
3. Show how the "Additional Efficiency Package Requirements" noted in COMcheck (C406, IECC 2012) is to be accomplished. Reference: Section C401.2, IECC 2012.
4. Provide heating and cooling load calculations that justify the capacities of the heating and cooling equipment specified for the project. Reference: Sections C403.2.1 and C403.2.2, IECC 2012, and Section 312.1, IMC 2012.
5. Show the size, route, and termination of the drains for the evaporative coolers. Reference: Section 304.1, IMC 2012.
