COMMENTS: Please attach a response letter with the next submittal, which states how all Zoning Review Section comments regarding the Land Use Code and Development Standards were addressed.

This site is in the HO-3 Zone. Historic review is required (UDC Sections 3.3.7 and 5.8.5). (This project shall be scheduled for historic review.)

A single-family residence is a permitted use in this zone (UDC Section 4.7.15).

The minimum setback is the greater of ten (10) feet, or three-fourths (3/4) the height of the structure's wall facing each interior property line (Table 6.3-3.A). The required setback to both the east and west interior lot lines is ten (10) feet. The proposed setback to the west property line is five (5) feet, eleven and a half (11 ½) inches. (The proposed setback to the north property line is ten (10) feet.) The proposed setback to the east property line is four (4) feet, seven and quarter (7 ¼) inches.

The minimum setback to the front street perimeter property line is the greater of twenty (20) feet, or one and one-half (1 ½) the height of the proposed wall (UDC 6.4.5.C.1.a).

The DDO process may only be used to reduce the driveway length to a carport, and not to a garage (UDC Section 6.4.5.C.2.b.1.c). The minimum driveway length to the edge of a sidewalk for a carport is nineteen (19) feet (UDC Section 6.4.5.C.2.b.1). The minimum driveway length for a carport is eighteen feet to the property line (UDC Section 6.4.5.C.2.b.1.a & b). The proposed setback for the trellis carport is four (4) feet, eleven (11) inches to match the existing building setback.
