Zoning cannot approve the building plans until the Design Development Option (DDO) has been approved. Once approved provided two sets of the plans stamped by the DDO review section. This letter reflects comments to be addressed. In order to facilitate a shorter back check time, please provide two sets of updated plans and calculations with a written response to each of the notated items indicating action taken. Do not cloud the changes made for comment revisions. SCOPE OF REVIEW: The scope of this plan review covers architectural, plumbing, mechanical, energy conservation and electrical. All code references are to the 2012 International Residential Code and 2012 International Energy Conservation Code. All features were checked only to the extent allowed by the submittals provided. All portions of this project are assumed to meet or will meet other departmental requirements, conditions and concerns before permit approval. FLOOR PLANS: 1. Show compliance with R310 providing egress from bedrooms by meeting the minimum net clear opening dimension of 24" high. The exterior door at the bedroom area may service as the required egress if the interior door between the bedroom and bathroom is removed. STRUCTURAL PLANS: 1. Show the garage opening with braced panels and fastening details using a prescriptive method at Figure R602.10.6.2, R602.10.6.3 or R602.10.6.4. ELEVATIONS: 1. An unvented roof assembly requires an air-impermeable rigid insulation material with a minimum R-5 value applied correctly to either side of the roof sheathing, R806.5. Show a roof design with a total insulation value of R-30 when the insulation layers are extended over the wall top plates. SECTIONS - DETAILS: 1. Clarify duplicate Section and Detail reference numbers on sheet A-5.2, R106.1.1. 2. Provide the sheathing thickness and plaster type on the wall section detail, sheet A-5.1, R106.1.1. 3. Show a cross-section detail of the new bedroom window exterior wall, R106.1.1. Show the minimum 12" footing depth below the undisturbed ground surface (R403.1) with 12" minimum width for wood framed walls R403.1.1. Show exterior wood siding, sheathing and wall framing with a 6" clearance above the ground (stem wall) (R317.1 item 5) with minimum ½" diameter anchor bolt and treated sill plates, R602.10.8 & R403.1.6. 4. Show fiber-cement board or glass mat gypsum backers for tiled walls in tub and shower areas, R702.4.2. PLUMBING PLANS: 1. Show a plumbing code recognized by the City of Tucson, 2012 IRC. Replace the "Pima Country" entry on sheet P-1.0. 2. Show a 1" pipe diameter between the meter and water heater in compliance with, P2903.7. 3. Show a gas pipe size in compliance with connected demand, G2413.3 & Table G2413.4(1) for the water heater, or an electrical circuit. ELECTRICAL PLANS: 1. Interior alterations require the installation of smoke alarms at existing bedrooms, R314.3.1. Provide notation if existing or proposed at existing bedrooms. 2. Provide a panel schedule showing wire size of each circuit or notate the wire size for each protection rating, E3702.2. Bathroom receptacles on a 20 AMP circuit (dedicated) with outlets at no other location, E3703.4. 3. Revise the electrical load calculations following Table E3602.2 for sizing the dwelling load. Show the total nameplate for air conditioning units as a continuous load. It appears that the values for total before HVAC (32,284) and A/C unit (2,160) are reversed. The A/C units should be the greater demand. 4. Provide the service panel ampacity, E3602.1 & E3706.1. 5. Show all garage receptacle outlets with GFCI protection, E3902.2. Include the ceiling receptacle on circuit #29. OUTDOOR LIGHTING CODE 1. Show compliance with City of Tucson Outdoor Lighting Code; the total property lighting limit for area E3 is 55,000 lumens per acre and the unshielded limit for area E3 is 11,000 lumens per acre. Show the exterior lighting limits by including the property size in the calculation. INTERNATIONAL ENERGY CONSERVATION CODE: 1. Tucson is in climate zone 2B. The simplified prescribed energy values for glazing is U=0.40, skylights U=0.65, ceiling R=38 (R-30 with conditions) and walls R=13. Show the "R" values of insulation and the maximum "U" factors of the windows and doors on the plans, N1102.1. Also, show placement of the bedroom suite insulation on plans.
