The building plans have been reviewed by Zoning Review Section but cannot approve the plan until all zoning comments or concerns have been addressed.

1. The building plans cannot be approved until lot split S15-031 has been completed. Provide three (3) copies of sheet C-1 with all applicable PDSD agency stamps, copies of the recorded deeds and legal descriptions so that the lot split can be completed and the building plans approved.

2. Development package, DP15-0057 will need to be with withdrawn.

3. Provide two (2) copies of the building plans with your next submittal.

PLAN REVIEW COMMENTS

Plan review for the above referenced structure has been completed. This letter reflects comments to be addressed. In order to facilitate a shorter back check time, please provide two sets of updated plans and calculations with a written response to each of the notated items indicating action taken. Do not cloud the changes made for comment revisions.

SCOPE OF REVIEW:

The scope of this plan review covers architectural, plumbing, mechanical, energy conservation and electrical. All code references are to the 2012 International Residential Code and 2012 International Energy Conservation Code. All features were checked only to the extent allowed by the submittals provided. All portions of this project are assumed to meet or will meet other departmental requirements, conditions and concerns before permit approval.

FLOOR PLANS:

1. Individual dwelling units in duplexes must be separated by a fire rated assembly, R302.4. Update keynote B by deleting the "when" condition.
2. Show the location of a minimum 22" x 30" attic access for Unit #2. Attic access is required for areas exceeding 30 SQ FT with a minimum of 30" of headroom and located in a hallway or readily accessible space, R807.1.

SECTIONS - DETAILS:

1. Clarify the "R-38 batt tight to roof deck" notation at Section A-A sheet A5. An unvented roof assembly requires an air-impermeable rigid insulation material with a minimum R-5 value applied correctly to either side of the roof sheathing (closed cell spray tight to the roof sheathing or rigid board sealed to roof framing), R806.5. This condensation control provision is necessary for code compliance and may be layered with batt insulation for achieving the total required roof R-value if installed on this permit.

MECHANICAL PLANS:

1. Provide (an HVAC system with) whole-house mechanical ventilation with continuous or a minimum controlled intermittent airflow rate, R303.4 & M1507.3. Show a source of outside supply air.
2. Provide demand calculations in accordance with Manual J/S/D standards, M1401.3, M1601.1. Systems shall be sized in accordance with Manual S based on building loads calculated in accordance with Manual J and duct systems sized in accordance with Manual D.

ELECTRICAL PLANS:

1. Show a smoke alarm on each story of the dwelling, R314.3.3. Include both levels of the master suite in Unit #2.
2. Show the location of each panel (A-D) on the Electrical Plan, E3601.6.2 & E3705.8.
