PLAN REVIEW COMMENTS

Plan review for the above referenced structure has been completed. This letter reflects comments to be addressed. In order to facilitate a shorter back check time, please provide two sets of updated plans and calculations with a written response to each of the notated items indicating action taken. Do not cloud the changes made for comment revisions.

SCOPE OF REVIEW:

The scope of this plan review covers architectural, plumbing, mechanical, energy conservation and electrical. All code references are to the 2012 International Residential Code and 2012 International Energy Conservation Code. All features were checked only to the extent allowed by the submittals provided. All portions of this project are assumed to meet or will meet other departmental requirements, conditions and concerns before permit approval.

FOUNDATION PLANS:

1. Show compliance with termite treatment, R318.2.

FLOOR PLANS:

1. Show compliance with R310 providing one egress from the bedroom by providing a minimum net clear opening height dimension of 24". A 30SH window requires a 46 height. Update one size on the window schedule, sheet A-0 and the elevation, sheet #A1.
2. Show the location of a minimum 22" x 30" attic access. Attic access is required for areas exceeding 30 SQ FT with a minimum of 30" of headroom and located in a hallway or readily accessible space, R807.1.

ELEVATIONS:

1. Calculate and show the attic ventilation using 1 to 150 of attic area in compliance with R806.2. The 12" square gable vents are undersized. Provide appropriate upper and lower space vents if applying the reduced area calculation. Show a minimum 1" ventilation clearance between ceiling insulation and roof sheathing over the wall and eave area if eave vents are used, R806.3. This may be accomplished w/ baffles. Other options include larger gable vents and/or various roof vents.

SECTIONS - DETAILS:

1. Show fiber-cement board or glass mat gypsum backers for tiled walls in tub and shower areas, R702.4.2.

PLUMBING PLANS:

1. Show hot water pipe with minimum R-3 insulation, N1103.4.2.
2. The gray water preparation is not required for a Guest House. Consider the clothes washer standpipe plumbed through an exterior wall with an above grade stub-out for gray water surface distribution as an option.

MECHANICAL PLANS:

1. Provide (an HVAC system with) whole-house mechanical ventilation with continuous or a minimum controlled intermittent airflow rate, R303.4 & M1507.3. Show a source of outside supply air.
2. Show supply ducts with minimum R-8 insulation (includes vented attics) except when completely located inside the thermal envelope, N1103.2.1. All other ducts outside of the thermal envelope require R-6 insulation. Update the R-5 entry at Mechanical Note #6.

ELECTRICAL PLANS:

1. Update the panel schedules showing the Sub Panel "B" feeder protection (200 AMP breaker) on the source Main Panel "A", E3602.1 & E3706.1
2. Clarify the electrical load calculation summary, E3602.2 The panel "A" load and panel "B" main house entries are reversed.
3. Show overcurrent protection not exceeding the allowable conductor ampacity, E3705.5. Revise the 6 wire size shown for the 200 AMP feeder circuit that is relocated to Panel "A". Revise the 10 wire size shown for circuit #B13/15
4. Show a GFCI receptacle outlet on the same level within 25' of exterior HVAC equipment, E3901.12.
5. Protect all interior 15A & 20A proposed outlets (except garage, kitchen, and bathrooms) including receptacles, lights and smoke detectors with combination type arc-fault circuit interrupters, E3902.12. Update note #17 that only covers "bedrooms".
6. Provide notation requiring tamper resistant receptacles for 125 volt, 15A and 20A receptacles, R4002.14.
7. Show or notate a disconnect means or a locking breaker for the water heater, E4101.5.
8. Specify high-efficacy lamps for at least 75% of all lighting fixtures, N1104.1.
