PLAN REVIEW COMMENTS

Plan review for the above referenced structure has been completed. This letter reflects comments to be addressed. In order to facilitate a shorter back check time, please provide two sets of updated plans and calculations with a written response to each of the notated items indicating action taken. Do not cloud the changes made for comment revisions.

SCOPE OF REVIEW:

The scope of this plan review covers architectural, plumbing, mechanical, energy conservation and electrical. All code references are to the 2012 International Residential Code and 2012 International Energy Conservation Code. All features were checked only to the extent allowed by the submittals provided. All portions of this project are assumed to meet or will meet other departmental requirements, conditions and concerns before permit approval.

FLOOR PLANS:

1. Show the door from a garage to dwelling with a 20-minute fire rating (or 1-3/8" solid core) with self-closing and self-latching provision, R302.5.1.

STRUCTURAL PLANS:

1. Show a beam depth size with appropriate load carrying capacity at keynote #8, sheet #4, R301.1.
2. Clarify the braced wall design, R602.10. Update keynote A & B, sheet #3, showing panel spacing no more than 20' between edges, R602.10.2.2.
3. Show braced wall panel compliance for framed walls with a garage door opening, Table R602.10.5. For prescriptive braced wall structures show a portal frame with hold-downs PFH method, Figure R602.10.6.2, or a portal frame at garage door PFG method, Figure R602.10.6.3, or a continuously sheathed portal frame CS-PF method, Figure R602.10.6.4.

PLUMBING PLANS:

1. Show hot water pipe with minimum R-3 insulation, N1103.4.2.
2. Provide a revised fixture unit schedule using 2012 code values for verifying the required service pipe diameter, Table P2903.6. Those shown are not consistent with current codes.
3. The revised City of Tucson Ordinance #11089 for gray water preparation requires a minimum of one compliant fixture. This plan shows the clothes washer with gray water provision, therefore the below grade gray water plumbing is not required. It may be included if desired.

MECHANICAL PLANS:

1. Provide (an HVAC system with) whole-house mechanical ventilation with continuous or a minimum controlled intermittent airflow rate, R303.4 & M1507.3. Show a source of outside supply air.

ELECTRICAL PLANS:

1. Show or notate the requirement for a carbon monoxide detector outside of bedroom doors, when the dwelling includes an attached garage or gas appliance, R315.
2. Show the location of each outlet on the Electrical Plan, E3404.12. Include circuit #17.
3. Show all garage receptacle outlets with GFCI protection, E3902.2. Include the ceiling receptacle on circuit #21, or show on circuit #8.
4.
5. Protect all interior 15A & 20A proposed outlets (except garage, kitchen, and bathrooms) including receptacles, lights and smoke detectors with combination type arc-fault circuit interrupters, E3902.12. Update note #6.
6. Provide notation requiring tamper resistant receptacles for 125 volt, 15A and 20A receptacles, R4002.14.
7. Specify high-efficacy lamps for at least 75% of all lighting fixtures, N1104.1.
