PLAN REVIEW COMMENTS

Plan review for the above referenced structure has been completed. This letter reflects comments to be addressed. In order to facilitate a shorter back check time, please provide two sets of updated plans and calculations with a written response to each of the notated items indicating action taken. Do not cloud the changes made for comment revisions.

SCOPE OF REVIEW:

The scope of this plan review covers architectural, plumbing, mechanical, energy conservation and electrical. All code references are to the 2012 International Residential Code and 2012 International Energy Conservation Code. All features were checked only to the extent allowed by the submittals provided. All portions of this project are assumed to meet or will meet other departmental requirements, conditions and concerns before permit approval.

GENERAL COMMENTS:

1. Limit all code references to those recognized by the City of Tucson. Update the code reference at the Shear Wall Schedule, sheet A3.0 and A3.1.
2. Show compliance with the Inclusive Home Design Ordinance adopted by the City of Tucson Ordinance #10463 on 10/16/2007. Notate accessible route, minimum door width, changes in floor elevation, door hardware, electrical outlet reach range, grab bar reinforcement, etc.
3. All SFR and Duplex plans submitted after March 1, 2009 require a solar water system, or future installation preparation City of Tucson Ordinance #10549 with one of the following provisions: ½"control conduit and two ¾" copper piping for water with rooftop termination; straight 3" capped sleeve; or an accessible attic (clear path 30" wide x 30" high) over the water heater. Show appropriate notation.
4. All construction drawings submitted after June 1, 2010 for one- or two-family dwellings must provide gray water utilization or preparation, Ordinance #10579/11089 revised July 9, 2013. One story dwellings must have a gray drain line discharge. Additional gray fixture drains are optional. Show a second clothes washer standpipe plumbed to an exterior wall above grade, or a bathing fixture drain looped 3' beyond an exterior wall below grade before connection to the building drain. See details at http://pdsd.tucsonaz.gov/files/pdsd/codes-ordinances/Grey_Water_Options_FINAL_.pdf

FLOOR PLANS:

1. Show the location of tempered glass adjacent to stairways within 36" of a walking surface or when less than 60" above the landing, R308.4.6 & 7. Designate windows W114, W202 and W203, or show a protective rail on the accessible side.
2. Clarify the need for note #5, sheet A3.1. Pool Barrier compliance requires a pool alarm system for doors and windows opening to the pool, or a continuous barrier around the pool, 2012 IRC Appendix G.

STRUCTURAL PLANS:

1. Provide an engineer's seal for retaining walls with unbalanced fill exceeding 2 ', R404.4. Provide calculations for the wall reinforcement placement referenced at detail 2/A1.0.

SECTIONS - DETAILS:

1. An unvented roof assembly requires an air-impermeable rigid insulation material with a minimum R-5 value applied correctly to either side of the roof sheathing, R806.5. Update detail #9, sheet D1.0 and #3, sheet D2.0.

PLUMBING PLANS:

1. Provide a water heater spec sheet for verifying the capacity will sufficiently supply the building demand, P2801. The 76,000 BTU rating may be undersized.
2. Clarify the Gray Water symbol shown on the Plumbing Plan as a future sit or tank size with height or depth. A gray water collection tank requires an overflow connection to the black water line. Include a backflow valve on the water meter connection. Show an electrical circuit for a system pump.
3. When specifying a gray drain line with a diverter valve, show a complete collection and discharge system consistent with P3009 for Recycling Systems with backflow and overflow provision.
4. Show a provision for solar water preparation in compliance with City of Tucson Ordinance #10549 .
5. The revised City of Tucson Ordinance #11089 for gray water preparation requires separate second floor black and gray vertical drains to the below grade horizontal drain. Show the gray vertical drain for bathing fixtures at an exterior wall with purple stub-outs for future wye fitting alteration.
6. Show two clothes washer standpipes. Provide one discharge opening plumbed through an exterior wall with an above grade stub-out for gray water surface distribution. Provide a second discharge opening plumbed to the building black line in compliance with the City of Tucson Ordinance #11089.

MECHANICAL PLANS:

1. Provide (an HVAC system with) whole-house mechanical ventilation with continuous or a minimum controlled intermittent airflow rate, R303.4 & M1507.3. Show a source of outside supply air.
2. Show supply ducts with minimum R-8 insulation (includes vented attics) except when completely located inside the thermal envelope, N1103.2.1. All other ducts outside of the thermal envelope require R-6 insulation.
3. Clarify the dryer vent location, M1501.

ELECTRICAL PLANS:

1. Show or notate the requirement for a carbon monoxide detector outside of bedroom doors, when the dwelling includes an attached garage or gas appliance, R315.
2. Designate the circuit number at the location of each light fixture, receptacle, appliance and equipment disconnect switch, E3404.12. Clarify circuit #26.
3. Provide a panel schedule showing wire size of each circuit or notate the wire size for each protection rating, E3702.2. Update circuit #7, 9, 10, 11, 13, 14, 19, 21, 22, 23 & 24.
4. Show receptacles within 2' of counter edges and no more than 4' apart, E3901.4.1. Include the counter over the dishwasher.
5. Protect all interior 15A & 20A proposed outlets (except garage, kitchen, and bathrooms) including receptacles, lights and smoke detectors with combination type arc-fault circuit interrupters, E3902.12. Update the panel schedule and the note "sleeping rooms" note on E1.
6. Provide notation requiring tamper resistant receptacles for 125 volt, 15A and 20A receptacles, R4002.14.
7. Specify high-efficacy lamps for at least 75% of all lighting fixtures, N1104.1.
