PLAN REVIEW COMMENTS

Plan review for the above referenced structure has been completed. This letter reflects comments to be addressed. In order to facilitate a shorter back check time, please provide two sets of updated plans and calculations with a written response to each of the notated items indicating action taken. Do not cloud the changes made for comment revisions.

SCOPE OF REVIEW:

The scope of this plan review covers architectural, plumbing, mechanical, energy conservation and electrical. All code references are to the 2012 International Residential Code and 2012 International Energy Conservation Code. All features were checked only to the extent allowed by the submittals provided. All portions of this project are assumed to meet or will meet other departmental requirements, conditions and concerns before permit approval.

FOUNDATION PLANS:

1. Show compliance with termite treatment, R318.2.

FLOOR PLANS:

1. Show the location of tempered glass (within 24" of doorways), R308.4.

STRUCTURAL PLANS:

1. Show a beam size with appropriate load carrying capacity, R301.1. Show the 4" x 12" beam as DF#1.

SECTIONS - DETAILS:

1. Detail the 4" x 12" beam fastener at the CMU wall, R301.1. The beam pocket is not allowed in the fire rated common wall, R302.2.1.
2. The 1" air space between the insulation and roof sheathing shown at Section B, C & E/3 is not a feasible method for R806 compliance for condensation control without modification. Correctly installed R-38 batt insulation completely fills the cavity space provided by 2" x 12" rafters. Rigid foam board adhered to either side of the roof sheathing and a rafter cavity completely filled with batt insulation is R806 compliant. Section D/3 is not R806 compliant because insulation above the vented rafter cavity is not included in the thermal envelope as part of the R-38 ceiling insulation requirement. Section D/3 could become compliant by filling the ceiling cavity with R-38 which reduces the rigid foam insulation air-impermeable layer to the minimum R-5 (1" thick) and eliminates the need for venting.
3. Show fiber-cement board or glass mat gypsum backers for tiled walls in tub and shower areas, R702.4.2.

MECHANICAL PLANS:

1. Provide (an HVAC system with) whole-house mechanical ventilation with continuous or a minimum controlled intermittent airflow rate, R303.4 & M1507.3. Show a source of outside supply air.
2. Provide demand calculations in accordance with Manual J/S/D standards, M1401.3, M1601.1. Systems shall be sized in accordance with Manual S based on building loads calculated in accordance with Manual J and duct systems sized in accordance with Manual D.

ELECTRICAL PLANS:

1. Notate that all smoke alarms must be interconnected with a power source from the building wiring, and be equipped with battery backup, R314.2.
2. Show two 2O AMP small appliance circuits at the kitchen countertop receptacle outlets, E3703.2. Show circuit #11; locate receptacles so no countertop location is greater than 2' from an outlet.
3. Show the dryer on circuit # 5/7, E3703.3.
4. Protect all interior 15A & 20A proposed outlets (except garage, kitchen, and bathrooms) including receptacles, lights and smoke detectors with combination type arc-fault circuit interrupters, E3902.12.
5. Provide notation requiring tamper resistant receptacles for 125 volt, 15A and 20A receptacles, R4002.14.
6. Show or notate a disconnect means or a locking breaker for the water heater, E4101.5.
7. Specify high-efficacy lamps for at least 75% of all lighting fixtures, N1104.1.

INTERNATIONAL ENERGY CONSERVATION CODE:

1. Tucson is in climate zone 2B. The simplified prescribed energy values for glazing is U=0.40, skylights U=0.65, ceiling R=38 and walls R=13. Update the maximum "U" factor for windows at Note #3 sheet #1, N1102.1.
