This letter reflects comments to be addressed. In order to facilitate a shorter back check time, please provide two sets of updated plans and calculations with a written response to each of the notated items indicating action taken. Do not cloud the changes made for comment revisions. SCOPE OF REVIEW: The scope of this plan review covers architectural, plumbing, mechanical, energy conservation and electrical. All code references are to the 2012 International Residential Code and 2012 International Energy Conservation Code. All features were checked only to the extent allowed by the submittals provided. All portions of this project are assumed to meet or will meet other departmental requirements, conditions and concerns before permit approval. GENERAL COMMENTS: 1. Complete compliance for the Inclusive Home Design Ordinance adopted by the City of Tucson Ordinance #10463 on 10/16/2007. Notate required lever-type door hardware and electrical outlet reachable range between 18" and 48". See details at: http://www.tucsonaz.gov/files/pdsd/codes-ordinances/Inclusive_Home_Design_Commentary.pdf FOUNDATION PLANS: 1. Specify an anchor-bolt length for assuring 7" embedment into concrete or masonry, R403.1.6. A minimum size of ½" x 10"is required for achieving the required 7" embedment. Update detail #2 & 3, sheet A109. STRUCTURAL PLANS: 1. Provide a complete braced wall design, R602.10 include: a. Show the locations on the Foundation Plan for alternate BW panels with hold-downs, R602.10.6. Use the marking identified at the Holdown Schedule on A107. b. Notate and detail the garage door portal frame PFG method on the plan, Figure R602.10.6.3. ELEVATIONS: 1. Provide consistent notation for achieving the minimum R-38 roof insulation, N1102.1. If the unvented roof assembly method will be utilized then specify a layer of air-impermeable rigid insulation material (fiberglass does not qualify) tight to the roof sheathing with a minimum R-5 value, R806.5. This condensation control provision is necessary for code compliance and may be layered with batt insulation for achieving the total required roof R value. Update the R-19 value shown on A105 and single layer R-38 detail #2 on A108 with a two layered design or additional closed cell foam for a single layer of R-38. PLUMBING PLANS: 1. The City of Tucson requires either a code compliant gray water collection system per P3009, or a gray water preparation system following the guidance at: http://pdsd.tucsonaz.gov/files/pdsd/codes-ordinances/Grey_Water_Options_FINAL_.pdf Both systems must allow all fixtures to discharge to a sewer processing system when the gray water system is not operating. Update sheet P101 and P102 with a compliant design. 2. Show gas pipe sizes in compliance with connected demand, G2413.3 & Table G2413.4(1). Update the Gas Isometric on sheet P102 with a 1-1/4" pipe from the meter to the first furnace branch; a 1" pipe between furnace branches; and a ¾" branch to the second furnace.
