PLAN REVIEW COMMENTS

Plan review for the above referenced structure has been completed. This letter reflects comments to be addressed. In order to facilitate a shorter back check time, please provide two sets of updated plans and calculations with a written response to each of the notated items indicating action taken. Do not cloud the changes made for comment revisions.

SCOPE OF REVIEW:

The scope of this plan review covers architectural, plumbing, mechanical, energy conservation and electrical. All code references are to the 2012 International Residential Code and 2012 International Energy Conservation Code. All features were checked only to the extent allowed by the submittals provided. All portions of this project are assumed to meet or will meet other departmental requirements, conditions and concerns before permit approval.

FOUNDATION PLANS:

1. Show compliance with termite treatment, R318.2.
2. Clarify the footing & framing detail on sheet 3. Show exterior footings at least 12" below the undisturbed ground surface, R403.1.4. The total concrete thickness must be a minimum of 18" because the floor must be 6" above grade.

STRUCTURAL PLANS:

1. Provide rafter sizes and spacing in compliance with Table R802.5.1. The 2"x10" rafters at 24" OC are over spanned for a 24' building without interior load bearing walls. Consider an engineered truss or manufactured joist.

ROOF SYSTEM:

1. Show a minimum 1" ventilation clearance between ceiling insulation and roof sheathing over the wall and eave area if eave vents are used, R806.3. This may be accomplished w/ baffles.
2. Show a roof ventilation plan with a minimum 1" continuous air space between the insulation and roof sheathing, R806. And show attic vent openings effectively sized for the roof cavity space per R806.2. Consider upper roof vents at each rafter cavity, or provide condensation control with an air-impermeable rigid insulation material tight to the roof sheathing with a minimum R-5 value, R806.5. The total insulation value may be achieved with foam (spray/board) and batt layers.

ELECTRICAL PLANS:

1. Show locations of each smoke alarm, R314. Notate that all smoke alarms must be interconnected with a power source from the building wiring (show circuit number), and be equipped with battery backup.
2. Along with smoke alarms outside of each separate sleeping area show a smoke alarm inside of the bedroom, R314.3.
3. Designate the circuit number at the location of each light fixture, receptacle, appliance and equipment disconnect switch, E3404.12. Include separate circuits for the evap cooler and each baseboard heater.
4. Provide a panel schedule showing all new circuits, E3404.12 & E3706.2. Include separate circuits for the evap cooler and each baseboard heater.
5. Show a separate dedicated 2O AMP small appliance circuit at the kitchen countertop receptacle outlet, E3703.2 and E4001.3.1 through E4001.4.5.
6. Protect all interior 15A & 20A proposed outlets (except garage, kitchen, and bathrooms) including receptacles, lights and smoke detectors with combination type arc-fault circuit interrupters, E3902.12.
