This letter reflects comments to be addressed. In order to facilitate a shorter back check time, please provide two sets of updated plans and calculations with a written response to each of the notated items indicating action taken. Do not cloud the changes made for comment revisions. SCOPE OF REVIEW: The scope of this plan review covers architectural, plumbing, mechanical, energy conservation and electrical. All code references are to the 2012 International Residential Code and 2012 International Energy Conservation Code. All features were checked only to the extent allowed by the submittals provided. All portions of this project are assumed to meet or will meet other departmental requirements, conditions and concerns before permit approval. SITE PLAN: 1. Reference the 2012 International Residential Code on one sheet of the plans. 2. Indicate the location of utility meters and gas, water, electric and sewer lines from property line to building, R106.1.1. Show the point of connection of proposed lines to the service lines for verifying correct sizes and necessary upgrades, if not shown on detailed plans. FLOOR PLANS: 1. Provide ¼" = 1' scaled plans with interior and exterior wall surfaces, R106.1.1. 2. Show the correct square footage on the floor plan, R106.1.1. The 576 SF entry not correct for 20' x 24' outside measurements. 3. Identify adjacent existing rooms to the proposed addition, R106.1.1. Some rooms require minimum sized windows that must be shown as unaltered by the proposed construction. 4. Show the bedroom with R310 compliant egress. Show a 40 x 40 window as XO, or a SH style window with a minimum 30 x 46. SECTIONS - DETAILS: 1. Provide a building section details and notation of components with sizes, R106.1.1. Replace sheet #3 that shows a post beam structure rather than wall framing. Show the minimum 12" footing width for wood framed walls R403.1.1. Show a moisture barrier equal to 30 lb. asphalt impregnated building paper between sheathing and wall framing. Show minimum ½" diameter anchor bolts with length for 7" minimum embedment, and treated sill plates, R602.10.8 & R403.1.6. 2. If the unvented roof assembly method is used then specify an air-impermeable rigid insulation material (fiberglass does not qualify) tight to the roof sheathing with a minimum R-5 value, R806.5. This condensation control provision is necessary for 2012 IRC code compliance. Show a roof design with a total insulation value of R-30 when the insulation layers are extended over the wall top plates. 3. Show the ceiling gypsum board as either 5/8" or ½" sag resistant when applied to 24" o/c ceiling framing, IRC table R702.3.5 footnote d. 4. Show fiber-cement board or glass mat gypsum backers for tiled walls in tub and shower areas, R702.4.2. PLUMBING PLANS: 1. Show hot water pipe with minimum R-3 insulation, N1103.4.2. 2. Show a pressure and temperature relief valve at the water heater. Note a metallic T&P line terminating at the exterior 6 inches above grade facing down, P2803.6.1. MECHANICAL PLANS: 1. Show supply ducts with minimum R-8 insulation (includes vented attics) except when completely located inside the thermal envelope, N1103.2.1. All other ducts require R-6 insulation. 2. Clarify the cooling capacity in accordance with M1401.3, M1601.1. The equipment schedule on the plans is not sized in accordance with the Manual J calculation. 3. Show bathroom exhaust fan locations with minimum 50 CFM rating and duct to the exterior, R303.3 and M1507.3. ELECTRICAL PLANS: 1. Smoke alarms are required outside each separate sleeping area, R314.3.2. Show a smoke alarm on each side of the bedroom doors in the immediate vicinity. 2. Designate the circuit number at the location of each light fixture, receptacle, appliance and equipment disconnect switch, E3404.12. Remove the lines between outlets. 3. Show the location of each outlet on the Electrical Plan, E3404.12. Include the HVAC with disconnect. 4. Provide a panel schedule showing wire size of each circuit or notate the wire size for each protection rating, E3702.2. 5. Show a 2O AMP small appliance circuit at the kitchen countertop receptacle outlet; it may also serve the breakfast room and dining room, but not other locations, E3703.2 and E4001.3.1 through E4001.4.5. GFCI protected, E3902.6. 6. Show Bathroom receptacles on a separate 20 AMP circuit (dedicated) with outlets at no other rooms, E3703.4. 7. Show a GFCI receptacle outlet on the same level within 25' of exterior HVAC equipment, E3901.12. 8. Protect all interior 15A & 20A proposed outlets (except garage, kitchen, and bathrooms) including receptacles, lights and smoke detectors with combination type arc-fault circuit interrupters, E3902.12. 9. Provide notation requiring tamper resistant receptacles for 125 volt, 15A and 20A receptacles, R4002.14. 10. Show or notate a disconnect means or a locking breaker for the water heater, E4101.5. OUTDOOR LIGHTING CODE 1. Show compliance with City of Tucson Outdoor Lighting Code; the total property lighting limit for area E3 is 55,000 lumens per acre and the unshielded limit for area E3 is 11,000 lumens per acre. Include all exterior fixtures on the property in the calculations. Adjustable security light fixtures are unshielded, not FCO. INTERNATIONAL ENERGY CONSERVATION CODE: 1. Tucson is in climate zone 2B.
