Please explain what portions of the 2012 IBC, Section 1009.3 for an open stairwell are applicable. 4. All new construction is required to comply with the 2012 IBC. Please show a door schedule for the two new doors, one at the new accessible toilet and one at the 2 occupant sleeping room and how they comply with the 2009 ICC A117.1, Section 404.2.3.2. 5. The statement reference to building 2, "Existing R4 classification to remain at 1st level. Subject to use change within classification to occupancy Group R1" is confusing. Is the occupancy use to change to R1 or not? a. In addition, the note shown in the bedroom states "Existing R4 Use to be R1". b. Please explain. 6. As stated in the Second Building Analysis, the Change of Use statement and the Fire Resistive Construction statement is that a change from R4 to R1 is a less hazardous use for the purpose of not having to conform with all the requirements of the 2012 IBC. At per section 3804.1 this must have the approval of the building official. Please file an appeal to the building official for approval. 7. Please explain how all the requirements of the 2012 IBC, Section 3411.4.2 are met with the change of use for both buildings from an R4 to an R1. SHEET A3 8. Change the reference ADA to accessible in note 18. SHEET A4 9. Detail 1: Reference comment 4 above. 10. At detail 3 provide a grab bar as required by 2009 ICC A117.1, Section 604.5.2 11. At note 7 the threshold can be no higher than 1/2" not 2" as indicated. It also must be sloped as per the 2009 ICC 117.1, Section 303.3. 12. At detail 5 the threshold can be no higher than 1/2".
