This letter reflects comments to be addressed. In order to facilitate a shorter back check time, please provide two sets of updated plans and calculations with a written response to each of the notated items indicating action taken. Do not cloud the changes made for comment revisions. SCOPE OF REVIEW: The scope of this plan review covers architectural, plumbing, mechanical, energy conservation and electrical. All code references are to the 2012 International Residential Code and 2012 International Energy Conservation Code. All features were checked only to the extent allowed by the submittals provided. All portions of this project are assumed to meet or will meet other departmental requirements, conditions and concerns before permit approval. GENERAL COMMENTS: 1. Limit all code references to those recognized by the City of Tucson (IBC, IRC IPC, IMC, NEC and IECC). Adopted 2012 codes are listed at the Planning & Development Services web site. Update the notation at Section 02200 sheet S1, Section 06100 (Intent, Nailing & Faming) sheet S2 and Section 15400 & 15800 sheet PM1. FOUNDATION PLANS: 1. Indicate the slope for carport slab, R309.4. 2. Show compliance with termite treatment, R320. 3. Notate the grade away from foundations with a minimum 6" fall within the first 10', R401.3. STRUCTURAL PLANS: 1. This building size may conform to the braced wall design, R602.10, or simplified design, R602.12. Remove the UBC reference from the Shear Wall Schedule on sheet A1. 2. Show ledger to wall connections consistent with Figure R606.11 (1). The ledger size shown at detail 3 & 4 sheet S2 is undersized for 12" I-joist. ELEVATIONS: 1. If the unvented roof assembly method will be utilized then specify an air-impermeable rigid insulation material (fiberglass does not qualify) tight to the roof sheathing with a minimum R-5 value, R806.5. The remaining roof cavity may be filled with batt insulation for achieving the required minimum value of R-38. This condensation control provision is necessary for code compliance. Update detail #3, 4 & 5 sheet S2. SECTIONS - DETAILS: 1. Show fiber-cement board or glass mat gypsum backers for tiled walls in tub and shower areas, R702.4.2. Update keynote #8 sheet A1. PLUMBING PLANS: 1. Show a plumbing code recognized by the City of Tucson, 2012 IRC. Note a metallic T&P line per P2803.6.1. 2. Provide a water hammer arrester for quick-closing valves serving the clothes washer, P2903.5. 3. Provide a revised fixture unit schedule using 2012 code values for verifying the required meter size and service pipe diameter, Table P2903.6. Those shown are not consistent with current codes. MECHANICAL PLANS: 1. Show dryer vent size and location for venting to exterior, M1501. ELECTRICAL PLANS: 1. Tucson Electric Power requires a 2½" diameter service conduit, TEP SR-305. Update the Service Entrance diagram sheet E1. 2. Show receptacle outlets at each kitchen counter space wider than 12" with no point along the wall line more than 24" from a receptacle outlet, E3901.4.1. Show receptacles within 2' of counter edges or corners and no more than 4' apart. 3. Show a receptacle outlet within 3' of each lavatory basin in each bathroom, E3901.6. Update the Master Bath. 4. Show a GFCI receptacle outlet on the same level within 25' of exterior HVAC equipment, E3901.12. 5. Protect all interior 15A & 20A proposed outlets (except garage, kitchen, and bathrooms) including receptacles, lights and smoke detectors with combination type arc-fault circuit interrupters, E3902.12. Update the arc-fault note removing the "bedroom". 6. Show or notate a disconnect means or a locking breaker for the water heater, E4101.5. OUTDOOR LIGHTING CODE 1. Show the proposed fixtures as full cut-off FCO style, or provide an Outdoor Lighting Calculation including all exterior fixtures on the property for determining exterior lighting limits. Adjustable security light fixtures are unshielded, not FCO. INTERNATIONAL ENERGY CONSERVATION CODE: 1. Tucson is in climate zone 2B. The simplified prescribed energy values for glazing is U=0.40, skylights U=0.65, ceiling R=38 and walls R=13, N1102.1. Update or remove the "R" values of insulation on sheet C1, A1, A2, A3, S1 & E1. Also, update section 07213 notation on sheet A3. 2. Update the maximum "U" factors of the windows notated under the Floor Plan on sheet A1, N1102.1.
