PLAN REVIEW COMMENTS

Plan review for the above referenced structure has been completed. This letter reflects comments to be addressed. In order to facilitate a shorter back check time, please provide two sets of updated plans and calculations with a written response to each of the notated items indicating action taken. Do not cloud the changes made for comment revisions.

SCOPE OF REVIEW:

The scope of this plan review covers architectural, plumbing, mechanical, energy conservation and electrical. All code references are to the 2012 International Residential Code and 2012 International Energy Conservation Code. All features were checked only to the extent allowed by the submittals provided. All portions of this project are assumed to meet or will meet other departmental requirements, conditions and concerns before permit approval.

STRUCTURAL PLANS:

1. Show a beam size with appropriate load carrying capacity, R301.1. The 6 x 8 Dining/Kitchen beam is undersized, detail 5 & 7/A3. Show a 6 x 10 beam or appropriately sized GluLam.
2. Show a beam size with appropriate load carrying capacity, R301.1. The 6 x 8 carport beam is undersized, detail 9/A3. Show a 6 x 12 DF#1 beam or appropriately sized GluLam.

SECTIONS - DETAILS:

1. If the unvented roof assembly method will be utilized then specify an air-impermeable rigid insulation material (fiberglass does not qualify) tight to the roof sheathing with a minimum R-5 value, R806.5. The remaining roof cavity may be filled with batt insulation for achieving the required minimum value of R-30. This condensation control provision is necessary for code compliance.
2. Ceiling insulation may be reduced to R-30 for areas with uncompressed insulation extended over the wall top plate, N1102.2.1. Update the rafter size for providing an appropriate insulation cavity.
3. Show fiber-cement board or glass mat gypsum backers for tiled walls in tub and shower areas, R702.4.2. Update wall type 2 notation sheet A1 if installing wall tile.

PLUMBING PLANS:

1. Show hot water pipe with minimum R-3 insulation, N1103.4.2.
2. Provide a water hammer arrester for quick-closing valves serving the clothes washer, P2903.5.

MECHANICAL PLANS:

1. Limit all code references to those recognized by the City of Tucson. Delete or update note #5 sheet A3.
2. Clarify the cooling capacity in accordance with M1401.3, M1601.1. Notate new equipment capacity on the plans consistent with the sized determined by the Manual J calculations.
3. Show dryer vent size and location for venting to exterior, M1501.
4. Show interior combustion air space of 50 CU FT for each 1,000 BTU, G2407.5.1. Consider a louvered utility room door for sufficient interior air supply.

ELECTRICAL PLANS:

1. Show or notate the requirement for a carbon monoxide detector outside of bedroom doors, when the dwelling includes an attached garage or gas appliance, R315.
2. Revise the electrical load calculations following Table E3602.2 for sizing 100% of the dwelling load. Show 1500 watts for each 20A kitchen appliance circuit. Show an appropriate nameplate entry for the dryer.
3. Show receptacle outlets at each kitchen counter space wider than 12" with no point along the wall line more than 24" from a receptacle outlet, E3901.4.1. Show receptacles within 2' of counter edges or corners and no more than 4' apart.
4. Show two or more 2O AMP small appliance circuits at the kitchen countertop receptacle outlets; they may also serve the breakfast room and dining room, but not other locations, E3703.2 and E4001.3.1 through E4001.4.5.
5. Show an appropriate circuit for a full sized dryer, 3702.4.
6. Protect all interior 15A & 20A proposed outlets (except garage, kitchen, and bathrooms) including receptacles, lights and smoke detectors with combination type arc-fault circuit interrupters, E3902.12.
7. Provide notation requiring tamper resistant receptacles for 125 volt, 15A and 20A receptacles, R4002.14.

OUTDOOR LIGHTING CODE

1. Show compliance with City of Tucson Outdoor Lighting Code; the total property lighting limit for area E3 is 55,000 lumens per acre and the unshielded limit for area E3 is 11,000 lumens per acre. Include all exterior fixtures on the property in the calculations. Separately show the fixture wattage both full cut-off and unshielded styles for determining exterior lighting limits. Adjustable security light fixtures are unshielded, not FCO.
