Plan review for the above referenced structure has been completed. This letter reflects comments to be addressed. In order to facilitate a shorter back check time, please provide two sets of updated plans and calculations with a written response to each of the notated items indicating action taken. Do not cloud the changes made for comment revisions.

SCOPE OF REVIEW:

The scope of this plan review covers architectural, plumbing, mechanical, energy conservation and electrical. All code references are to the 2012 International Residential Code and 2012 International Energy Conservation Code. All features were checked only to the extent allowed by the submittals provided. All portions of this project are assumed to meet or will meet other departmental requirements, conditions and concerns before permit approval.

SITE PLAN:

1. Indicate the 2012 International Residential Code used for the design standard, R106.1.1. Identify the buildings with changes or upgrades and mark others a reference only.

FLOOR & STRUCTURAL PLANS:

1. SHEET AS-1; BUILDING SITE PLAN: BUILDING #1 (THIS PERMIT) INCLUDES FIVE TOWNHOMES (UNITS 8 THROUGH 12). PER THE IBC SECTION 310, IT APPEARS THE BUILDING SHOULD BE CLASSIFIED AS AN OCCUPANCY CLASSIFICATION OF R-2 (MORE THAN TWO DWELLING UNITS) RATHER THAN AN R-3 (MAXIMUM TWO DWELLING UNITS). PLEASE VERIFY AND REVISE THE DRAWING AS REQUIRED showing 2012 International Residential Code without group rating.

ELEVATIONS - SECTIONS - NOTES:

1. Show compliance with R302.2.2 with minimum 30" parapets above roofs over common walls.
2. An unvented roof assembly requires an air-impermeable rigid insulation material with a minimum R-5 value applied correctly to either side of the roof sheathing (closed cell spray or rigid board tight to the roof sheathing), R806.5. This condensation control provision is necessary for code compliance, and may be a single layer of air-impermeable insulation, or layered with batt insulation for achieving the total required roof R-value. Update sheet S-2a.

PLUMBING PLANS:

1. Show how the common wall between units 10 and 11 complies with the requirements of Section R302.4 for plumbing walls. Also, remove plans and tables for building not included on this permit.
2. Recalculate the water demand served by the existing 1" water meter to include all 5 hose bibbs shown on the plumbing drawings and the laundry shack which has public fixtures. Reference: Section AP201.1 (1), IRC 2012.
3. Verify the water pressure available to the site prior to determining the size of the water service piping; use the minimum pressure when sizing the water piping. Limit the velocity of the water in the pipe to no more than 8 feet per second, in accordance with the manufacturer's installation instructions (e.g. provide calculations for PEX which has a smaller interior diameter than copper or PVC pipe). Include the pressure drop for static lift and the reduced pressure backflow preventer as well as any required minimum pressure in excess of 8 PSI. Reference: Sections P2609.2 and AP201.1, IRC 2012.
4. Provide fixture descriptions for all plumbing fixtures. Provide third-party listing or show that all plumbing fixtures comply with the material standards included in the IRC. Reference: Section P2701, IRC 2012.
5. If the shower does not have a pre-fabricated receptor, provide details to show that the construction of the receptor complies with the requirements of Section P2709, IRC 2012.
6. Provide shower and tub/shower control valves that comply with the requirements of Section P2708.3, IRC 2012.
7. Provide a detail of the water heater installation, including the combination temperature and pressure relief, expansion tank, and valves. Reference: Sections P2801, P2803, P2903.4, and P2903.9.2, IRC 2012.
8. Clarify the materials to be used for the building sewers and verify that they are suitable for use under structures. Reference: Section P3001, IRC 2012.
9. An approved 2-way cleanout fitting is allowed to be used at the junction of a building drain and a building sewer; otherwise, cleanouts shall open to allow cleaning in the direction of flow. Reference: Sections P3005.2.7 and P3005.2.8, IRC 2012.
10. Clarify how air for combustion, ventilation and dilution of flue gases is being supplied for the proposed water heater, i.e. single permanent opening or two permanent openings. Show the required free area of the opening or openings and specify the louver or grille to be used. Reference: Section G2407, IRC 2012.
11. Clarify the connected loads or input ratings for each appliance. Southwest Gas, the local gas utility provides natural gas with an energy content of approximately 1,000 BTU per cubic foot. Reference: Section G2413.2, IRC 2012.

MECHANICAL PLANS:

1. Provide energy code compliance calculations for the additions and revisions to the building envelope; use the climate zone for Tucson. Provide sufficient detail on the drawings to evaluate the energy compliance of the additions to the building envelope. The information shall, as a minimum, include U-factors of the envelope systems and NFRC-rated U-factors of the fenestration components, along with the R-values of the insulation and the NFRC-rated SHGC for the fenestration. Reference: Sections N1101.3, N1101.5, N1101.8, and N1101.15, IRC 2012.
2. Show the complete specifications for each air conditioner system, including the SEER for each system, and the heating capacity, Reference: Section N1101.8, IRC 2012.
3. Show how the additions to the building envelope are to be constructed to limit the air leakage per the requirements of Section N1102.4, IRC 2012.
4. Provide a programmable thermostat for each air handler that complies with the requirements of Section N1103.1.1, IRC 2012.
5. Provide mechanical ventilation for the building. Reference: Section N1103.5, IRC 2012.
6. Provide thermal load and HVAC equipment-sizing calculations to confirm the specified air conditioner for each dwelling unit. Reference: Section N1103.6, IRC 2012.

ELECTRICAL PLANS:

1. Provide an exterior outlet at grade level located at both the front and back of the dwelling, E3901.7. These outlets require GFCI protection, E3902.3.
