PLAN REVIEW COMMENTS

Plan review for the above referenced structure has been completed. This letter reflects comments to be addressed. In order to facilitate a shorter back check time, please provide two sets of updated plans and calculations with a written response to each of the notated items indicating action taken. Do not cloud the changes made for comment revisions.

SCOPE OF REVIEW:

The scope of this plan review covers architectural, plumbing, mechanical, energy conservation and electrical. All code references are to the 2012 International Residential Code and 2012 International Energy Conservation Code. All features were checked only to the extent allowed by the submittals provided. All portions of this project are assumed to meet or will meet other departmental requirements, conditions and concerns before permit approval.

GENERAL REQUIREMENTS:

The City of Tucson adopted the 2012 IRC with amendments on 1/1/2012. Show the current code reference on the plans.

GENERAL COMMENTS:

1. A dwelling unit providing complete independent living facilities requires compliance with design ordinances for handicap provisions, solar water, photo-voltaic and gray water preparations. Design Ordinances adopted by the City of Tucson.
2. Show compliance with the Inclusive Home Design Ordinance adopted by the City of Tucson Ordinance #10463 on 10/16/2007. Notate accessible route, minimum door width, changes in floor elevation, door hardware, electrical outlet reach range, grab bar reinforcement, etc.
3. All SFR and Duplex plans submitted after March 1, 2009 require a solar water system, or future installation preparation City of Tucson Ordinance #10549 with one of the following provisions: ½"control conduit and two ¾" copper piping for water with rooftop termination; straight 3" capped sleeve; or an accessible attic (clear path 30" wide x 30" high) over the water heater.
4. All SFR and Duplex plans submitted after July 1, 2009 require a solar photo-voltaic system, or future installation preparation City of Tucson Ordinance #10549 with the following provisions: 1. A 4 square feet area for (meter, disconnect & inverter) equipment adjacent to the electrical service panel or near the proposed collector panel space. 2. The best roof space available for accommodating PV solar collector panels with capacity for collector dead loading (typically 4 lbs/SF). 3. A minimum 3,800 volt-ampere PV electrical load entry on the Service Load Calculation (Show as a continuous load of 15.8 A). 4. An Electrical Panel Schedule with a 240 volt circuit breaker space labeled "reserved for Photo Voltaic".
5. All construction drawings submitted after June 1, 2010 for one- or two-family dwellings must provide gray water utilization or preparation, Ordinance #10579/11089 revised July 9, 2013. Include two clothes washer standpipes at an exterior wall, one with an above grade stub-out, and one plumbed to the building drain.
6. Provide ¼" = 1' scaled drawings with legible notation (minimum 3/32" lettering), R106.1.1.
7. Provide consecutive sheet numbers on each construction drawing, R106.1.1.

FLOOR PLANS:

1. Show a maximum ½" floor elevation change at a notated accessible route entrance on the floor plan, R106.1.1.
2. Show clear layout information on the floor plan, R106.1.1. Remove unneeded circuit numbers and air registers, but add window sizes (opening type) and a minimum 22" x 30" attic assess, R807.1.
3. Show the location of tempered glass (within 24" of doorways), R308.4. Include the storage room window.
4. Show compliance with R310 providing egress from bedrooms by meeting the minimum specifications including a maximum sill height of 44".
5. Clarify the location and type of fireplace on the floor plan, R106.1.1. The gas isometric shows a log lighter rather than a gas appliance; a wood burning fireplace requires a construction detail for chapter 10 compliance.

STRUCTURAL PLANS:

1. Provide a complete roof framing plan for the porch and storage with rafter spacing and header sizing, R301.1.

ELEVATIONS:

1. Calculate and show the attic ventilation using 1 to 150 of attic area in compliance with R806.2. Provide appropriate upper and lower space vents when applying the reduced area calculation.

SECTIONS - DETAILS:

1. Show fiber-cement board or glass mat gypsum backers for tiled walls in tub and shower areas, R702.4.2.
2. Show rafter (truss) to wall connection using (H2.5) ties having a resistance to uplift of not less than 365 pounds, R802.11.1. (City of Tucson Amended).

PLUMBING PLANS:

1. Show hot water pipe with minimum R-3 insulation, N1103.4.2.
2. Tucson Water Department limits 5/8" water meters to a maximum of 11 IRC fixture units or 15 gallons per minute. Specify a ¾" water meter upgrade.
3. Clarify the gas line isometric showing pipe sizes in compliance with Table G2413.4(1). Show the total CFH as 505. Show a 1-1/2" pipe between the meter and first branch to the main house. Show a 1-1/4" pipe between the main house branch and log lighter branch.
4. The revised City of Tucson Ordinance #11089 for gray water preparation requires a minimum of one compliant fixture. The second floor clothes washer standpipe may discharge to an exterior wall discharge point for immediate usage.

MECHANICAL PLANS:

1. Provide (an HVAC system with) whole-house mechanical ventilation with continuous or a minimum controlled intermittent airflow rate, R303.4 & M1507.3. Show a source of outside supply air.
2. Show supply ducts with minimum R-8 insulation (includes vented attics) except when completely located inside the thermal envelope, N1103.2.1.
3. Clarify the equipment locations and provide an equipment specification list including the AC tonnage capacity, M1302.1.
4. Show dryer vent size and location for venting to exterior, M1501.
5. Show bathroom exhaust fan locations with minimum 50 CFM rating and duct to the exterior, R303.3 and M1507.3.

ELECTRICAL PLANS:

1. Show compliance with the City of Tucson Ordinance #10549 for future Photo Voltaic on the panel schedule and electrical load calculation.
2. Show locations of each smoke alarm, R314. Notate that all smoke alarms must be interconnected with a power source from the building wiring, and be equipped with battery backup. When ceiling finish materials are removed in existing construction, existing bedrooms be in compliance.
3. Smoke alarms are required outside each separate sleeping area, R314.3.2. Show a smoke alarm on each side of the bedroom doors in the immediate vicinity.
4. Show or notate the requirement for a carbon monoxide detector outside of bedroom doors, when the dwelling includes an attached garage or gas appliance, R315.
5. Provide an electrical riser diagram, E3403. Notate the grounding and bonding method, E3607. Metallic gas lines must be bonded and not be used as the primary grounding method, E3608.
6. Show the service conductors with minimum #4 copper ground conductor, E3702.1 & E3703.1.
7. Show a GFCI receptacle outlet on the same level within 25' of exterior HVAC equipment, E3901.12.
8. Provide an exterior outlet at grade level located at both the front and back of the dwelling, E3901.7. These outlets require GFCI protection, E3902.3.
9. Protect all interior 15A & 20A proposed outlets (except garage, kitchen, and bathrooms) including receptacles, lights and smoke detectors with combination type arc-fault circuit interrupters, E3902.12. Include the storage room.
10. Provide notation requiring tamper resistant receptacles for 125 volt, 15A and 20A receptacles, R4002.14. Include the storage room.
