Verify that the pipe sizes called out for the flush valves will not result in water velocities greater than that recommended by the pipe manufacturer (e.g. limit the water velocity to less than 8 FPS for copper, PEX, or CPVC piping). At a minimum design flow rate of 25 GPM for a siphonic, flush-valve water closet, a 1" Type L copper pipe has a flow velocity of 9.7 FPS. Reference: Table 604.3, IPC 2012.
2. Verify that the 1" CW drop into room 106 serving two urinals and two lavatories (14 flush-valve fixture units; 30 GPM) is adequate based on the water pressure calculations and the water velocity. Reference: Section 604.1 and Table 604.3, IPC 2012.
3. Verify the size of the natural gas pipe located between AC-4 and UH-4. Per Table 402.4 (2), 125 CFH at 250-feet of developed length requires a 1-1/4" pipe. Reference: Section 402.4, IFGC 2012.
4. Water supply connections to beverage dispensers shall be protected with backflow preventers conforming to ASSE 1022. Reference: Section 608.16.1, IPC 2012.
5. Clarify the specifications for the two urinals. They have the same model number but P-3A is noted as having siphon jet flushing while P-3 has washout flushing; P-3A is called both "washbrook" and "allbrook" (two different model names). Reference: Section 107.2.1, IBC 2012.
02/27/2015 ROBERT SHERRY MECHANICAL-COMMERCIAL REVIEW Reqs Change 1. Provide heating and cooling load calculations that justify the capacities of the heating and cooling equipment specified for the project (AC units 1 through 6). Reference: Sections C403.2.1 and C403.2.2, IECC 2012.
2. Replot detail 11/M4 so that it is legible. Reference: Section 107.2.1, IBC 2012.
3. Revise the symbol for supply diffuser G-4 in room 123; it is shown as an exhaust grille. Reference: Section 107.2.1, IBC 2012.
4. Show that the dimensions and construction of the proposed roof access ladder comply with Section 306.5, IMC 2012.
5. Clarify the sequence of operation for EF-4. The gas detection note on sheet M5 implies that it is to be controlled by the gas detection panel but the equipment specification calls for it to have continuous operation.
6. Sheet A-3 notes that the combined area of the truck bay and service area is 4439 square feet; at 0.75 CFM per square foot, the total exhaust rate should be at least 3330 CFM. The combined exhaust flow rate for EF-3 and EF-4 is only 3250 CFM. Reference: Section 404.2, IMC 2012.
7. Clarify the exhaust flow rate for EF-1. The equipment specification calls for 1500 CFM but a total of only 1200 CFM is shown on the mechanical floor plan. Reference: Section 107.2.1, IBC 2012.

1. The building plans have been reviewed by Zoning Review Section but cannot approve the plan until all zoning comments or concerns have been addressed.

2. The building plans appear to meet the proposed development package but Zoning cannot approve until a development package has been approved.

3. Zoning will re-review the building plan on the next submittal to insure compliance with the approved development package. Additional comments may be forthcoming.
