Montecito St. Applicant: Joe Silins This letter reflects comments to be addressed. The purpose of this review is to verify compliance to the International Residential Code and local amendments. In order to facilitate a shorter back check time, we request that you provide two complete sets of revised plans and calculations, along with a written response to each of the noted items indicating action taken. Other comment references may be derived from additional codes and standards adopted by The City of Tucson. All features have been checked only to the extent allowed by the submittals provided for review. All portions of this project are assumed to meet other departmental requirements, conditions and concerns before permit approval. GENERAL REQUIREMENTS: 1. Revise all code sections references (including applicable tables) to sections located in appendix S instead of appendix R. 2. Remove references to Pima County's strawbale code as this standard is not interchangeable with the 2015 IRC. FLOOR PLAN: 3. Indicate tempered glazing for window 'A' if located in a hazardous location within 24" of a door, R308.4. STRUCTURAL PLAN: 4. Specify the intended connection for the 3/8" all thread bolt to the upper box beam assembly including any proposed plate washers. 5. Indicate the maximum allowable spacing of the bamboo pins and interlocking ties, 6. Specify the connection method of light framed wood to the strawbale walls including interior partitions and exterior roof assemblies, 7. Specify the proposed stem wall height above grade (minimum 8") AS105.6.6. 8. Provide a minimum 3.5" slab that meets the intent of chapter 5 of the IRC for floor diaphragms. Specify content and mixture ratio for earthen compounds. Note: Aggregate base layers may not be included in the minimum slab thickness. MECHANICAL PLAN: 9. Provide Manual J & S calculations for the forced air unit in accordance with M1401.3, M1601.1. ELECTRICAL PLAN: 10. Show receptacle outlets at wall spaces 2' or more so that no point along the wall (excluding door openings) is more than 6' from a receptacle outlet, E3901.2. Refer to wall between storage and closet and next to exterior doors. 11. Provide an electrical load calculation for the main service panel to ensure sufficient capacity for the proposed subpanel, E3602.2. 12. Provide a riser diagram for the sub-panel connection to the main service with feeder conductors, conduit sizes, and over-current protection (with appropriate correction factors), E3705.5. Note: a separate grounding electrode will be required for the proposed building, E3607.3. OUTDOOR LIGHTING CODE 13. Show compliance with City of Tucson Outdoor Lighting Code with an approved lighting calculation in accordance with OLC 3.1.2. Include all exterior fixtures on the property in the calculations. Model plans should specify a minimum lot size for the proposed exterior lighting. 14. Provide cut sheets for all FCO fixtures showing the angle of cutoff, light emissions and fixture wattage. All other fixtures are assumed to be unshielded (non-FCO style) 104.2. INTERNATIONAL ENERGY CONSERVATION CODE: 15. If the unvented roof assembly method will be utilized then specify an air-impermeable rigid insulation material (fiberglass does not qualify) tight to the roof sheathing with a minimum R5 value, R806.5.
