PLAN REVIEW COMMENTS

Plan review for the above referenced structure has been completed. This letter reflects comments to be addressed. In order to facilitate a shorter back check time, please provide two sets of updated plans and calculations with a written response to each of the notated items indicating action taken. Do not cloud the changes made for comment revisions.

SCOPE OF REVIEW:

The scope of this plan review covers architectural, plumbing, mechanical, energy conservation and electrical. All code references are to the 2012 International Residential Code and 2012 International Energy Conservation Code. All features were checked only to the extent allowed by the submittals provided. All portions of this project are assumed to meet or will meet other departmental requirements, conditions and concerns before permit approval.

FLOOR PLANS:

1. Show the remaining bedroom #1 window with a appropriate size for determining compliance with R310 providing egress.

STRUCTURAL PLANS:

1. Show a beam support detail for verifying beam sizes with appropriate load carrying capacity, R301.1. Sheet 4 shows two 6 x 12 beams, but no information for supporting each beam with a post to existing foundation. A single beam may be used if sized appropriately (minimum DF #1).

ELEVATIONS & SECTIONS:

1. If the unvented roof assembly method will be utilized then specify an air-impermeable rigid insulation material (fiberglass does not qualify) tight to the roof sheathing with a minimum R-5 value, R806.5. The remaining roof cavity may be filled with batt insulation for achieving the required minimum value of R-38. This condensation control provision is necessary for code compliance. Update sheet 5 and detail 6/6.

PLUMBING PLANS:

1. Show a plumbing code recognized by the City of Tucson, 2012 IRC. Update the UPC reference on sheet 3 and water supply notation sheet 7.
2. Show hot water pipe with minimum R-3 insulation, N1103.4.2.

MECHANICAL PLANS:

1. Show supply ducts with minimum R-8 insulation (includes vented attics) except when completely located inside the thermal envelope, N1103.2.1.
2. Show dryer vent size and location for venting to exterior, M1501.

ELECTRICAL PLANS:

1. Designate the circuit number at the location of each light fixture, receptacle, appliance and equipment disconnect switch, E3404.12.
2. Show the location of Panel 'B' on the Electrical Plan, E3601.6.2 & E3705.8.
3. Show Bathroom receptacles on a separate 20 AMP circuit (dedicated) with outlets at no other location, E3703.4.
4. Show one 20 AMP branch circuit in the laundry area; this circuit may not serve other locations, E3703.3 and 3901.8.
5. Provide notation requiring tamper resistant receptacles for 125 volt, 15A and 20A receptacles, R4002.14.
