This letter reflects comments to be addressed. In order to facilitate a shorter back check time, please provide two sets of updated plans and calculations with a written response to each of the notated items indicating action taken. Do not cloud the changes made for comment revisions. SCOPE OF REVIEW: The scope of this plan review covers architectural, plumbing, mechanical, energy conservation and electrical. All code references are to the 2012 International Residential Code and 2012 International Energy Conservation Code. All features were checked only to the extent allowed by the submittals provided. All portions of this project are assumed to meet or will meet other departmental requirements, conditions and concerns before permit approval. SITE PLAN: 1. Indicate the location of the two shed buildings from property line to building, R106.1.1. FOUNDATION PLANS: 1. Provide a landing or floor surface at all exterior doors. A landing must be at least as wide as the door it serves and 36" in the direction of travel, R311.3. FLOOR PLANS: 1. Exterior (shed) walls with a fire separation distance less than 3-foot must have not less than one-hour fire-resistive construction. Show compliance with R302.1 (City of Tucson Amended) by providing a section detail of materials prescribed in IBC Table 720.1(2), Items 15-1.1 to 16-1.3. 2. Roof projections may not extend to a point closer than 2 feet from the property line. Projections extending into the 3-foot fire separation distance require not less than one-hour fire-resistive construction on the underside. Provide notation for compliance with R302.1 (City of Tucson Amended) for the open shed roof attached overhangs. STRUCTURAL PLANS: 1. The shed attached overhangs are shown with a ridge beam, sheet #9. Either show this beam supported with post/columns and footers, or provide a registered Arizona engineer design for non-prescriptive (over 2-foot) overhangs, R802.7.1.1. Otherwise, a new design without a ridge beam, but with continuous rafters supported by building walls and code compliant foundation is acceptable. 2. Show a shed ridge beam size with appropriate load carrying capacity, R301.1. A 10' span with this size roof structure requires a minimum two 2 x 8 beam with the supports noted above, or with an engineer's design without supports. SECTIONS - DETAILS: 1. Update the wall and footing detail sheet #7 showing the 4" stem foundation noted on sheet #4, R106.1.1. 2. Show (enclosed carport, sheet #7) and (shed, sheet #9) wood framing members resting on concrete as pressure treated, R317.1 item 2. 3. Show (shed, sheet #9) exterior wall framing with a minimum ½" diameter anchor bolt, R602.10.8. MECHANICAL PLANS: 1. Provide heating facilities in all habitable rooms, R303.9. ELECTRICAL PLANS: 1. Protect all new and extended interior 15A & 20A proposed outlets (except garage, kitchen, and bathrooms) including receptacles, lights and smoke detectors with combination type arc-fault circuit interrupters, E3902.12. 2. Provide notation requiring tamper resistant receptacles for 125 volt, 15A and 20A receptacles, R4002.14.
