PLAN REVIEW COMMENTS

Plan review for the above referenced structure has been completed. This letter reflects comments to be addressed. In order to facilitate a shorter back check time, please provide two sets of updated plans and calculations with a written response to each of the notated items indicating action taken. Do not cloud the changes made for comment revisions.

SCOPE OF REVIEW:

The scope of this plan review covers architectural, plumbing, mechanical, energy conservation and electrical. All code references are to the 2012 International Residential Code and 2012 International Energy Conservation Code. All features were checked only to the extent allowed by the submittals provided. All portions of this project are assumed to meet or will meet other departmental requirements, conditions and concerns before permit approval.

FLOOR PLANS:

1. Update the scale shown on the plans sheet A1 to ¼" = 1'-0", R106.1.1.
2. Show the location of tempered glass (within 24" of doorways), R308.4. Designate the 5440xo window on the rear elevation, sheet A2 as tempered. Also, clarify the size which is shown as 4640 on the plan sheet A1.
3. Show bedrooms with R310 egress compliance. The 3040SH does not provide the minimum 24" clear opening height. Update the window modification notation at the Rear Elevation (sheet A2) for the required bedroom egress windows.

ELEVATIONS:

1. Provide appropriate lower space vent size at detail 2/A1 for R806.2 compliance. Balanced upper and lower space venting is required for applying the reduced area calculation.
2. Notate and dimension the masonry fireplace chimney. Show a minimum 2' termination above any roof point within 10' measured horizontally, R1003.9. Replacing the roof with a 4:12 slope requires extending the chimney height.

SECTIONS - DETAILS:

1. Show the ceiling gypsum board as either 5/8" or ½" sag resistant when applied to 24" o/c ceiling framing, IRC table R702.3.5 footnote d.
2. Show fiber-cement board or glass mat gypsum backers for tiled walls in tub and shower areas, R702.4.2.

PLUMBING PLANS:

1. Show a plumbing code recognized by the City of Tucson, 2012 IRC. Remove Pima County Ordinance from the water savings notation, sheet A3.
2. Provide a water hammer arrester for quick-closing valves serving the clothes washer, P2903.5.

MECHANICAL PLANS:

1. Provide (an HVAC system with) whole-house mechanical ventilation with continuous or a minimum controlled intermittent airflow rate, R303.4 & M1507.3. Show a source of outside supply air.
2. Show supply ducts with minimum R-8 insulation (includes vented attics) except when completely located inside the thermal envelope, N1103.2.1. All other ducts require R-6 insulation.

ELECTRICAL PLANS:

1. Show the location of each outlet on the Electrical Plan, E3404.12. Include circuit #16.
2. Show receptacle outlets at wall spaces 2' or more with no wall point (exclude door openings) more than 6' from a receptacle outlet, E3901.2. Add a receptacle outlet in bedroom #1.
3. Show one 20 AMP branch circuit in the laundry area; this circuit may not serve other locations, E3703.3 and 3901.8.
4. Show a GFCI receptacle outlet on the same level within 25' of exterior HVAC equipment, E3901.12.
5. Provide an exterior GFCI outlet at grade level located at the back of the dwelling, E3901.7.
6. Show all garage receptacle outlets (include the ceiling receptacle) with GFCI protection, E3902.2.

OUTDOOR LIGHTING CODE

1. Show compliance with City of Tucson Outdoor Lighting Code; the total property lighting limit for area E3 is 55,000 lumens per acre and the unshielded limit for area E3 is 11,000 lumens per acre. Update the calculations showing the correct total lumen limit.
