PER SECTIONS 3404 AND 3412 OF THE 2012 IBC, ALTERATIONS DO NOT REQUIRE THE EXISTING BUILDING TO BE MORE COMPLIANT OR MORE SAFE THAN THE EXISTING STRUCTURE. SECTION 3411.7(1) DOES REQUIRE UP TO 20% OF THE PROJECT COST BE APPLIED TO ALTERATIONS AFFECTING THE AREA OF PRIMARY FUNCTION. PLEASE INCLUDE ON THE DRAWINGS THAT AMOUNT, HOW IT IS BEING APPLIED, AND THE PERCENTAGE THAT IT REPRESENTS. 2. PREVIOUS COMMENT 2: TO A CERTAIN DEGREE, YOU ARE CORRECT. WE WILL ASSUME THERE ARE VERTICAL FIRE SEPARATION WALLS AS REQUIRED, THERE ARE HORIZONTAL FIRE ASSEMBLIES AT THE FLOORS AND ROOF, AND SMOKE DETECTION/FIRE ALARM SYSTEMS. ALL OF THESE ARE REQUIREMENTS OF THE IBC SECTION 420. WE CAN ASSUME THE STRUCTURAL ANALYSIS INCLUDED WITH THIS PROJECT MEETS THE REQUIREMENTS OF THE IBC SECTIONS 3404 AND 3405. PLEASE INCLUDE ON ALL OF THE BUILDING PLANS THE LOCATION OF THE FIRE SEPARATION WALLS, THE CONSTRUCTION OF THOSE WALLS (AND THE HORIZONTAL ASSEMBLIES), AND HOW THOSE WALLS AND HORIZONTAL ASSEMBLIES ARE TO BE REPAIRED IF DAMAGED DURING CONSTRUCTION OR IF BREACHED BY MECHANICAL, PLUMBING, OR ELECTRICAL ALTERATIONS. INCLUDE REPAIR MATERIALS (GYPSUM BOARD, FIRE CAULK, ETC.) ALONG WITH HOW THESE MATERIALS ARE TO BE INSTALLED (PER THE MANUFACTURER).
