PLAN REVIEW COMMENTS

Plan review for the above referenced structure has been completed. This letter reflects comments to be addressed. In order to facilitate a shorter back check time, please provide two sets of updated plans and calculations with a written response to each of the notated items indicating action taken. Do not cloud the changes made for comment revisions.

SCOPE OF REVIEW:

The scope of this plan review covers architectural, plumbing, mechanical, energy conservation and electrical. All code references are to the 2012 International Residential Code and 2012 International Energy Conservation Code. All features were checked only to the extent allowed by the submittals provided. All portions of this project are assumed to meet or will meet other departmental requirements, conditions and concerns before permit approval.

STRUCTURAL PLANS:

1. Provide the structural engineer's calculations, R301.1.
2. Show a ridge beam size with appropriate load carrying capacity, R301.1. The (2) 2 x 12 ridge beam may be undersized.
3. Show a header size with appropriate load carrying capacity over the bedroom window "F", R301.1. The (3) 2 x 6 load bearing header may be undersized.
4. Provide a complete R602.10 compliant braced wall panel design for the laundry-dining north wall line and the north bedroom wall line, or provide an engineer's calculation, design and seal for shear wall placement.

PLUMBING PLANS:

1. Provide branch drain pipes in accordance with Table P3005.4.1. Show a 3" drain for the water closet.
2. Show consistent gas pipe sizes in compliance with connected demand, G2413.3 & Table G2413.4(1). The plan shows 1" main lines, although the isometric shows larger than needed 1-1/4" lines.

ELECTRICAL PLANS:

1. Show overcurrent protection not exceeding the allowable conductor ampacity, E3705.5. Revise the breaker or wire size shown for the panel "A" feeder.
2. Show receptacle outlets at wall spaces 2' or more with no wall point (exclude door openings) more than 6' from a receptacle outlet, E3901.2. Add receptacles in the dining room.
3. Show Bathroom receptacles on a separate 20 AMP circuit (dedicated) with outlets at no other location, E3703.4. Upgrade circuit A7.
4. Protect all interior 15A & 20A proposed outlets (except garage, kitchen, and bathrooms) including receptacles, lights and smoke detectors with combination type arc-fault circuit interrupters, E3902.12.
