This letter reflects comments to be addressed. In order to facilitate a shorter back check time, please provide two sets of updated plans and calculations with a written response to each of the notated items indicating action taken. Do not cloud the changes made for comment revisions. SCOPE OF REVIEW: The scope of this plan review covers architectural, plumbing, mechanical, energy conservation and electrical. All code references are to the 2012 International Residential Code and 2012 International Energy Conservation Code. All features were checked only to the extent allowed by the submittals provided. All portions of this project are assumed to meet or will meet other departmental requirements, conditions and concerns before permit approval. SITE PLAN: 1. Indicate the location of utility meters and gas, water, electric and sewer lines from property line to proposed building, R106.1.1. FOUNDATION PLANS: 1. Notate the grade away from foundations with a minimum 6" fall within the first 10', R401.3. 2. Show exterior footings at least 12" below the undisturbed ground surface, R403.1.4. Update detail #2 sheet 2. FLOOR PLANS: 1. Provide all window types showing the location of tempered glass (within 24" of doorways), R308.4. CoT Amended. The kitchen window is less than 24" from a door. SECTIONS - DETAILS: 1. The 2012 IRC amendments lists the Tucson wind speed as 90 mph and the seismic category as B. Update these entries on sheet #4. 2. Eave ventilation is not appropriate without attic space, or rafter cavity space between insulation and roof sheathing, R806.1. Update the frieze board vent hole notation on the Sections, sheet #6. PLUMBING PLANS: 1. Show the platform mounted water heater with a listed pan and ¾" drain line to a waste receptor or to the building exterior 6" above grade, P2801.5. MECHANICAL PLANS: 1. Remove unneeded gas appliance notation items #4 - 11. 2. Provide (an HVAC system with) whole-house mechanical ventilation with continuous or a minimum controlled intermittent airflow rate, R303.4 & M1507.3. Show a source of outside supply air. 3. The equipment calculation shows a 2.5 ton unit, M1401.3, M1601.1. Show this cooling rating (or remove the rating) on sheet #4. ELECTRICAL PLANS: 1. Show the circuit number of each outlet on the Electrical Plan, E3404.12. Show the bathroom lighting circuit as #9 rather than #6. INTERNATIONAL ENERGY CONSERVATION CODE: 1. Tucson is in climate zone 2B. The simplified prescribed energy values for glazing is U=0.40, skylights U=0.65, ceiling R=38 and walls R=13. Show these "R" values of insulation and the maximum "U" factors of the windows and doors on the plans, N1102.1, or show overall compliance if using less than prescribed component values by providing a RES check calculation.
