PLAN REVIEW COMMENTS

Plan review for the above referenced structure has been completed. This letter reflects comments to be addressed. In order to facilitate a shorter back check time, please provide two sets of updated plans and calculations with a written response to each of the notated items indicating action taken. Do not cloud the changes made for comment revisions.

SCOPE OF REVIEW:

The scope of this plan review covers architectural, plumbing, mechanical, energy conservation and electrical. All code references are to the 2012 International Residential Code and 2012 International Energy Conservation Code. All features were checked only to the extent allowed by the submittals provided. All portions of this project are assumed to meet or will meet other departmental requirements, conditions and concerns before permit approval.

SITE PLAN:

1. Show compliance with the Pool Barrier requirement by including a pool alarm system for doors and windows open to the pool, or show a continuous barrier around the pool, 2012 IRC Appendix G.

ELEVATIONS:

1. Provide an attic space ventilation calculation and specify size and location of all vents needed to comply with R806.2 if using a vented attic design. Calculate and show the attic ventilation using 1 to 150 of attic area.

SECTIONS - DETAILS:

1. Show fiber-cement board or glass mat gypsum backers for tiled walls in tub and shower areas, R702.4.2.

PLUMBING PLANS:

1. Show hot water pipe with minimum R-3 insulation, N1103.4.2.
2. Provide a water hammer arrester for quick-closing valves serving the clothes washer, P2903.5.
3. Show the water pipe diameter between the meter and existing house shut off valve/HB in compliance with P2903.7. A minimum 1" service pipe is required for supplying water to more than 9.5 fixture units.
4. Provide the BTU demand of each appliance, total demand, and total developed length from meter to the most remote appliance on the system, G2413.3 & Table G2413.4(1).

MECHANICAL PLANS:

1. Show supply ducts with minimum R-8 insulation (includes vented attics) except when completely located inside the thermal envelope, N1103.2.1. Clarify the location of supply ducts (exposed, within chase or exterior), N1103.2.3.
2. Show the Gas Pack cooling capacity on the plans in accordance with the Manual J calculations, M1401.3, M1601.1.
3. Provide return air duct and register sizes meeting minimum requirements of 72 SQ IN/ ton, M1403. Minimum duct/register size: heat pump or air conditioner - 6 SQ IN per 1,000 BTU (1 ton cooling = 12,000 BTU). A 2 ton unit requires a minimum 14" diameter return air duct.
4. Show dryer vent size and location for venting to exterior, M1501.

ELECTRICAL PLANS:

1. Update or remove the 2006 code reference at note #3, 4 & 7, sheet #4.
2. Show the location of a smoke alarm, R314.
3. Show or notate the requirement for a carbon monoxide detector outside of bedroom doors, when the dwelling includes an attached garage or gas appliance, R315.
4. Provide electrical load calculations for determining the sub panel and feeder size, E3704.2. Include an air conditioning load.
5. Revise the electrical load calculations following Table E3602.2 for sizing the dwelling load. Add the total nameplate rating for the air conditioning unit rather than the 7.5 AMP entry.
6. Update the sub panel schedule showing an entry for air conditioning and smoke/carbon monoxide detector, E3404.12 & E3706.2 and wire size for circuit # 6/8.
7. Show all receptacle outlets located within 6' of a sink with ground fault circuit interrupting protection, E3902.
8. Protect all interior 15A & 20A proposed outlets (except garage, kitchen, and bathrooms) including receptacles, lights and smoke detectors with combination type arc-fault circuit interrupters, E3902.12.
9. Provide notation requiring tamper resistant receptacles for 125 volt, 15A and 20A receptacles, R4002.14.
10. Specify high-efficacy lamps for at least 75% of all lighting fixtures, N1104.1

INTERNATIONAL ENERGY CONSERVATION CODE:

1. Tucson is in climate zone 2B. The simplified prescribed energy values for glazing is U=0.40. Show the maximum "U" factors of the windows on the plans as well as the solar heat gain coefficient SHGC minimum value of 0.25, N1102.1.
2. Remove the (OPT) notation from the ceiling insulation notation at Section #1 sheet #3 and show the minimum R-38, or provide, or show overall compliance if using less than prescribed component values by providing a RES check calculation.
