COMMENTS: the following comments are relative to an application for a Design Development Option (DDO) (UDC 3.11.1).


This site is located in the R-2 zone (UDC 4.7.9) and the C-2 zone (UDC 4.7.20). Multi-family residential is a permitted use in these zones (Table 4.8-2 & 4.8-4). See Use Specific Standards 4.9.7.B.6, .9 & .10.

The maximum height of a wall or fence within a perimeter yard shall be six (6) feet (UDC Section 6.6.2.I). The maximum height of a retaining wall is ten (10) feet from design grade and no higher than six (6) feet measured from the top of the retaining portion of the wall (UDC Section 6.6.2.I.2). The propose height for the perimeter wall along the south and east property lines is eight (8) feet.
