SUMMARY: Engineering Division of Planning & Development Services Department has received and reviewed the site plan application, Floodplain Use Permit and Hydrology/Hydraulic Analysis for the above referenced property and does not recommend approval of the site plan at this time.

The subject property is located within a mapped regulatory 100-year floodplain per the submitted Hydrology/Hydraulic Analysis the following information is required prior to site plan approval:

SITE PLAN:

1) Complied.
2) Complied.

3) Complied. However the plan set needs to be revised to remove redlines from the 1st submittal and the plan sheets should be redrawn to clearly show the intended information without the excess corrections and/or wrong information for clarity.

4) Restated: TC 26-11.2.a.2.b: Revise the site plan to show the method of elevation for the proposed single family residence. It appears that the FFE is being elevated with a stem wall design however the plan sheets need to be revised to remove the 1st submittal redlines and the old information taken off in place of the new required FFE elevation. Verify that all details and sections are revised to accurately reflect the FFE, stem wall design, height above grade, etc for construction purposes. The plan sheets need to be revised to remove the 1st submittal redlines and the old information taken off in place of the new required FFE elevation.

5) Restated: TC 26-11.2.a.2.b: Revise the site plan and all associated cross sections, structural foundation sheets and elevation sheets to clearly label and dimension the method of elevation and all construction aspects for the proposed single family residence. Each sheet needs to call out the minimum finished floor elevation to the specific NAVD88 datum reference as per the Hydrology/Hydraulic Analysis. The plan sheets need to be revised to remove the 1st submittal redlines and the old information taken off in place of the new required FFE elevation.

6) Restated: TC 26-11.2.a.2.b: Revise the Building Height Section under the Site Notes to verify the new building heights once the plan set has been revised to reflect the correct method of elevation and the correct finish floor elevation.
