The applicant is authorized to use a portion of the FEMA Special Flood Hazard Area Zone AE floodplain per the Flood Insurance Rate Maps 04019C1693L, specifically described as:

A portion of Parcel 112-03-2590, Winterhaven Lot 40 BLK 10
For the purpose of constructing a detached garage used solely for parking and storage

The applicant agrees to comply with City of Tucson Floodplain and Erosion Hazard Area Regulations, and is bound by the conditions stated below. Violation of any of the conditions stated or referred to below, as determined by the City Engineer, shall be grounds for revocation of this permit. Responsibility for renewal of this permit, if necessary, is with the applicant. Issuance of this permit does not constitute a waiver of other requirements contained in the Tucson City Code, Unified Development Code, or any other Federal, State, or local regulation. No use other than as permitted herein is allowed. Additional uses allowed under City of Tucson Floodplain and Erosion Hazard Regulations require application for, review and approval of an additional Floodplain Use Permit.

This floodplain use permit is issued with the following 11 conditions:
1) This permit becomes invalid and is subject to additional floodplain review, if any required development changes the construction garage, or, if there is any further disturbance within the floodplain and W.A.S.H. overlay other than that outlined in this application. This floodplain use permit may be subject to conditions or restrictions designed to reduce or mitigate the potential damage or hazard to life or property resulting from the construction of the garage within the regulatory floodplain, floodway or erosion hazard areas as determined by the project engineer and accepted by the City of Tucson.
2) Except as approved by the City Engineer prior to the start of construction, development under this permit shall not obstruct, retard or divert the existing flow of floodwaters from or to adjacent properties.
3) All work shall conform to the approved Details and General site plan sheets for the detached garage, which are made part of this permit.
4) For every square foot of enclosed space a minimum 2 vents with the same square inches of openings must be installed to prevent hydrostatic pressure. The bottom of the openings shall be less than 12-inches above the adjacent natural grade. Per the detail a mesh screen is to be used and must meet the minimum requirements of the PCRFCD Technical Bulletin Tech-022; the mesh opening must be at a minimum 1-inch due to the 2-foot BFE.
5) Wet flood proofing of the structure is required to prevent water damage to the structure and potential collapse.
6) A P2F hold has been placed on this building permit for venting requirements due to floodplain restrictions. The Elevation Certificate BC0300 is required to be submitted to ENG for review and approval prior to releasing the BC0300 hold.
7) Within 5 (five) days of issuance of this permit, and through completion of the project, notification must be posted and maintained in a conspicuous place on the job site stating "CONSTRUCTION PROCEEDING UNDER REQUIREMENTS OF CITY OF TUCSON FLOODPLAIN USE PERMIT # T14OT01072 FOR INFORMATION PLEASE CALL 791-5550."
8) This Floodplain Use Permit and plans shall be kept in a readily accessible location on site at all times.
9) Any additional future disturbance of the floodplain shall have separate floodplain use permit applications submitted to this office for review and approval.

11) This permit is specific to the improvements for 2818 E Farr St as indicated on the approved plans. It shall not apply to any other structure or property, whether attached or unattached, not specified under this permit.

This Floodplain Use Permit will be automatically revoked and becomes invalid if conditions are not complied with, as set forth in this permit.
