This site is located in the R-1 zone (UDC 4.7.8). A single-family residence (SFR) is a permitted use in this zone (Table 4.8-2). See Use-Specific Standards 4.9.7.B.5 - 9. The minimum setback is the greater of six (6) feet, or two-thirds (2/3) the height of the structure's wall facing each interior property line (Table 6.3-2.A). The applicant is applying for a building permit for an unpermitted carport structure. The structure was constructed one (1'-4") foot four (4") to a minimum of one (1) foot from the property line and requires construction of a fire rated wall adjacent to the west property line. The minimum building setback is the greatest of six (6) feet or 2/3 the height of 9'-10" of the exterior west carport wall from design grade. The required setback based on the proposed height is six (6) feet six (6) inches from the property line. A DDO is required. |
