PLAN REVIEW COMMENTS

Plan review for the above referenced structure has been completed. This letter reflects comments to be addressed. In order to facilitate a shorter back check time, please provide two sets of updated plans and calculations with a written response to each of the notated items indicating action taken. Do not cloud the changes made for comment revisions.

SCOPE OF REVIEW:

The scope of this plan review covers architectural, plumbing, mechanical, energy conservation and electrical. All code references are to the 2012 International Residential Code and 2012 International Energy Conservation Code. All features were checked only to the extent allowed by the submittals provided. All portions of this project are assumed to meet or will meet other departmental requirements, conditions and concerns before permit approval.

GENERAL COMMENTS:

1. Limit all code references to those recognized by the City of Tucson. Update the 2006 entry at keynote #15 sheet A.1.
2. All SFR and Duplex plans submitted after March 1, 2009 require a solar water system, or future installation preparation City of Tucson Ordinance #10549 with one of the following provisions: ½"control conduit and two ¾" copper piping for water with rooftop termination; straight 3" capped sleeve; or an accessible attic (clear path 30" wide x 30" high) over the water heater. Show appropriate notation.
3. All SFR and Duplex plans submitted after July 1, 2009 require a solar photo-voltaic system, or future installation preparation City of Tucson Ordinance #10549 with the following provisions: 1. A 4 square feet area for (meter, disconnect & inverter) equipment adjacent to the electrical service panel or near the proposed collector panel space. 2. The best roof space available for accommodating PV solar collector panels with capacity for collector dead loading (typically 4 lbs/SF). 3. A minimum 3,800 volt-ampere PV electrical load entry on the Service Load Calculation (Show as a continuous load of 15.8 A). 4. An Electrical Panel Schedule with a 240 volt circuit breaker space labeled "reserved for Photo Voltaic".
4. All construction drawings submitted after June 1, 2010 for one- or two-family dwellings must provide gray water utilization or preparation, Ordinance #10579/11089 revised July 9, 2013. One story dwellings must have a gray drain line discharge. Additional gray fixture drains are optional. Show a second clothes washer standpipe plumbed to an exterior wall above grade, or a bathing fixture drain looped 3' beyond an exterior wall below grade before connection to the building drain. SITE PLAN:

1. Show the water pipe size between the water meter and the building in compliance with P2903.7. A minimum 1" service pipe is required for supplying water to more than 9.5 fixture units. Update keynote #4.

FLOOR PLANS:

1. Show the location of a minimum 22" x 30" attic access. Attic access is required for areas exceeding 30 SQ FT with a minimum of 30" of headroom and located in a hallway or readily accessible space, R807.1.
2. Provide consistent water heater platform requirements, M1307.3, G2408.2 & P2801.6. Keynote #33 sheet A.1 shows 30", and note #16 sheet P.1 shows the minimum 18".

STRUCTURAL PLANS:

1. Provide a complete braced wall design, R602.10, or simplified design, R602.12. Show braced wall lines with maximum spacing of 60', or provide an engineer's calculation, design and seal. Show interior braced wall panels with foundation anchor bolt connection to bottom plates, R602.10.8.3 and R403.1.6, and roof connections, R602.10.8.2 compliant.

SECTIONS - DETAILS:

1. Show the ceiling gypsum board as either 5/8" or ½" sag resistant when applied to 24" o/c ceiling framing, IRC table R702.3.5 footnote d.
2. Show fiber-cement board or glass mat gypsum backers for tiled walls in tub and shower areas, R702.4.2. Update general note #4 sheet A.1.

PLUMBING PLANS:

1. Show hot water pipe with minimum R-3 insulation, N1103.4.2.
2. Update the fixture unit schedule, P2903.6. Clarify the total water units for each entry with consideration for the quantity shown.
3. The revised City of Tucson Ordinance #11089 for (single story) gray water preparation requires a minimum of one compliant fixture. A single story dwelling with the clothes washer at an interior wall requires one gray drain line discharge from a bathing fixture 3' beyond an exterior wall before connection to the building drain.
4. Provide the developed length from meter to the most remote appliance on the gas demand table sheet #P.1, G2413.3.

MECHANICAL PLANS:

1. Provide (an HVAC system with) whole-house mechanical ventilation with continuous or a minimum controlled intermittent airflow rate, R303.4 & M1507.3. Show a source of outside supply air.
2. Show supply ducts with minimum R-8 insulation (includes vented attics) except when completely located inside the thermal envelope, N1103.2.1. All other ducts require R-6 insulation. Update note #9 sheet M.1.
3. Show hot water pipe with minimum R-3 insulation, N1103.4.2.8. Update note #17 sheet M.1.
4. Clarify the cooling capacity in accordance with M1401.3, M1601.1. The equipment schedule on the plans sheet A.7 & M.1 is not sized in accordance with Manual J calculations.

ELECTRICAL PLANS:

1. Add a double breaker space for future Photo Voltaic on the panel schedule.
2. Revise the electrical load calculation showing a minimum 3,800 volt-ampere or 16 A continuous load entry for future Photo Voltaic equipment.
3. Smoke alarms are also required outside each separate sleeping area, R314.3.2.
4. Show a carbon monoxide detector outside of bedroom doors, when the dwelling includes an attached garage or gas appliance, R315.
5. Show overcurrent protection not exceeding the allowable conductor ampacity, E3705.5. Revise the 14 gauge wire size shown for 20 ampere circuits.
6. Revise the 8 gauge wire size shown for the 60 ampere circuit #24/26.
7. Show or notate a disconnect means or a locking breaker for the water heater, E4101.5.

OUTDOOR LIGHTING CODE

1. Clarify the site area for this property. The site plan shows 39,304 SF rather than 10 acres.
2. Show compliance with City of Tucson Outdoor Lighting Code; the total property lighting limit for area E3 is 55,000 lumens per acre and the unshielded limit for area E3 is 11,000 lumens per acre.
3. Adjustable fixtures are considered unshielded because the lamp is not fixed in a fully shielded position. Full cut-off fixtures are non-adjustable with no light above the horizontal plane (fixtures are completely closed above and to the lowest point of the lamp). Dual lamp fixtures provide two times the wattage rating (75 watts) or 2,400 lumens. 100 watt rated dual lamp fixtures provide 3,400 lumens.
