This letter reflects comments to be addressed. In order to facilitate a shorter back check time, please provide two sets of updated plans and calculations with a written response to each of the notated items indicating action taken. Do not cloud the changes made for comment revisions. SCOPE OF REVIEW: The scope of this plan review covers architectural, plumbing, mechanical, energy conservation and electrical. All code references are to the 2012 International Residential Code and 2012 International Energy Conservation Code. All features were checked only to the extent allowed by the submittals provided. All portions of this project are assumed to meet or will meet other departmental requirements, conditions and concerns before permit approval. GENERAL COMMENTS: 1. A dwelling unit providing complete independent living facilities requires compliance with design ordinances for handicap provisions, solar water, photo-voltaic and gray water preparations. Design Ordinances adopted by the City of Tucson. 2. Show compliance with the Inclusive Home Design Ordinance adopted by the City of Tucson Ordinance #10463 on 10/16/2007. Notate accessible route, minimum door width, changes in floor elevation, door hardware, electrical outlet reach range, grab bar reinforcement, etc. 3. All SFR and Duplex plans submitted after March 1, 2009 require a solar water system, or future installation preparation City of Tucson Ordinance #10549 with one of the following provisions: ½"control conduit and two ¾" copper piping for water with rooftop termination; straight 3" capped sleeve; or an accessible attic (clear path 30" wide x 30" high) over the water heater. Show appropriate notation. 4. All SFR and Duplex plans submitted after July 1, 2009 require a solar photo-voltaic system, or future installation preparation City of Tucson Ordinance #10549 with the following provisions: 1. A 4 square feet area for (meter, disconnect & inverter) equipment adjacent to the electrical service panel or near the proposed collector panel space. 2. The best roof space available for accommodating PV solar collector panels with capacity for collector dead loading (typically 4 lbs/SF). 3. A minimum 3,800 volt-ampere PV electrical load entry on the Service Load Calculation (Show as a continuous load of 15.8 A). 4. An Electrical Panel Schedule with a 240 volt circuit breaker space labeled "reserved for Photo Voltaic". 5. All construction drawings submitted after June 1, 2010 for one- or two-family dwellings must provide gray water utilization or preparation, Ordinance #10579/11089 revised July 9, 2013. One story dwellings must have a gray drain line discharge. Additional gray fixture drains are optional. Show a bathing fixture drain looped 3' beyond an exterior wall below grade before connection to the building drain. FLOOR PLANS: 1. Show a maximum ½" floor elevation change at a notated accessible route entrance on the floor plan, R106.1.1. 2. Show the location of a minimum 22" x 30" attic access. Attic access is required for areas exceeding 30 SQ FT with a minimum of 30" of headroom and located in a hallway or readily accessible space, R807.1, or show passage between the proposed and existing accessible attic areas. STRUCTURAL PLANS: 1. Clarify the braced wall schedule on sheet #6. Panel type #1 shows ½" anchor bolts at 48" spacing although the foundation plan does not show an interior wall foundation for attachment. 2. The roof framing plan sheet #3 and detail #7/4 shows a ridge beam at the carport. Show the beam size with appropriate load carrying capacity and a point load beam for carrying the load to ground, R301.1. Or delete the ridge beam and show upgraded rafters spanning to each 6" x 12" load bearing beam. Or show a truss roof system. 3. Provide a completed structural design for the porch roof addressing the ridge issue, R301.1. ELEVATIONS: 1. Calculate and show the attic ventilation using 1 to 150 of attic area in compliance with R806.2. Provide appropriate upper and lower space vents when applying the reduced area calculation. Currently, the plans do not show eave blocking or vents. PLUMBING PLANS: 1. Show a provision for solar water preparation in compliance with City of Tucson Ordinance #10549 . 2. Show compliance with the City of Tucson Ordinance #11089 with a gray water preparation system. 3. Show a gas pipe size for the water heater branch, G2413.3 & Table G2413.4(1). MECHANICAL PLANS: 1. Provide (an HVAC system with) whole-house mechanical ventilation with continuous or a minimum controlled intermittent airflow rate, R303.4 & M1507.3. Show a source of outside supply air. 2. Provide Manual J/S/D calculations in accordance with M1401.3, M1601.1. Systems shall be sized in accordance with Manual S based on building loads calculated in accordance with Manual J and duct systems sized in accordance with Manual D. 3. Provide return air duct and register sizes meeting minimum requirements of 72 SQ IN/ ton, M1403. Minimum duct/register size: heat pump or air conditioner - 6 SQ IN per 1,000 BTU (1 ton cooling = 12,000 BTU). The 3 ton unit requires a minimum 18" diameter return air duct. 4. Show dryer vent size and location for venting to exterior, M1501. 5. Show bathroom exhaust fan locations with minimum 50 CFM rating and duct to the exterior, R303.3 and M1507.3. Update the CFM rating shown on the mechanical plan. ELECTRICAL PLANS: 1. Limit all code references to those recognized by the City of Tucson. Update the code reference within the first note on sheet #7. 2. Show or notate the requirement for a carbon monoxide detector outside of bedroom doors, when the dwelling includes an attached garage or gas appliance, R315. 3. Show compliance with the City of Tucson Ordinance #10549 for future Photo Voltaic on the panel schedule and electrical load calculation. 4. Provide an exterior GFCI outlet at grade level located at the back of the dwelling, E3901.7. 5. Show or notate a disconnect means or a locking breaker for the water heater, E4101.5. 6. Specify high-efficacy lamps for at least 75% of all lighting fixtures, N1104.1 INTERNATIONAL ENERGY CONSERVATION CODE: 1. Tucson is in climate zone 2B. The simplified prescribed energy values for glazing is U=0.40, skylights U=0.65, ceiling R=38 and walls R=13. Show the "R" values of insulation and the maximum "U" factors of the windows and doors on sheet #2, N1102.1. Show a means of achieving the prescriptive values at each assembly on the plans, or show overall compliance if using less than prescribed component values by providing a RES check calculation.
