02/09/2015 | ROBERT SHERRY | PLUMBING-COMMERCIAL | REVIEW | Reqs Change | Note was not found in the drawing set. [Initial comment: Hand sinks in the kitchen are allowed to connect to the sanitary waste system instead of the grease waste system only if each sink has a sign posted above it stating, "HANDWASH SINK ONLY! NO FOOD PREPARATION OR DISHWASHING ALLOWED." Reference: Section 1003.3, IPC 2012, as amended by the City of Tucson.] |
02/09/2015 | STEVE SHIELDS | ZONING | REVIEW | Denied | PDSD TRANSMITTAL FROM: Steve Shields Lead Planner PROJECT: Panda Express - 1600 W. Valencia Road T14CM08565 Building Plan (2nd Review) TRANSMITTAL DATE: February 9, 2015 The building plans have been reviewed by Zoning Review Section but cannot approve the plan until all zoning comments or concerns have been addressed. Zoning has reviewed the building plans but cannot approve until a development package for the proposed building has been submitted and approved. The development package sheets provided in this building set have not been reviewed for compliance with Administrative Manual 2-06 and are not approved. A separate development package review is required prior to approval of the building plans. Development package DP14-0138 was submitted as vehicle use area only no buildings were shown on the plans therefore a separate development package is required for each building. Zoning will re-review the building plan on the next submittal to insure compliance with a approved development package. Additional comments may be forthcoming. If you have any questions about this transmittal, please contact me at Steve.Shields@tucsonaz.gov or (520) 837-4956 |
02/12/2015 | ROBERT SHERRY | MECHANICAL-COMMERCIAL | REVIEW | Reqs Change | 1. Revise the COMcheck envelope compliance report using Tucson, Arizona as the location. Pima, Arizona is a small town in Graham County, northwest of Safford, Arizona. You are using a very old version of COMcheck and it may not include Tucson, Arizona as a possible location. [Initial comment: Demonstrate energy code compliance for the building envelope using calculations based on the current code. Reference: Sections C101.3, C101.5, and C103.2, International Energy Conservation Code 2012. 2. The NFRC certification numbers (CPD#) have not been included in this submittal. Factory-manufactured windows are required to have certificates attesting to their compliance to NFRC Standards 100 and 200 and can be provided by the manufacturer or found at www.nfrc.org. For site assembled commercial products, the NFRC component modeling approach program enables commercial window manufacturers to produce bid reports to prove energy performance prior to being awarded a job and finalized label certificates once the product has been installed. Fenestration performance reports based on AAMA 507 are based on energy simulations only (no actual testing) and are not acceptable. [Initial comment: Provide NFRC fenestration product ratings for the U-factor and the SHGC values on COMcheck or use the appropriate default U-factor and SHGC values from Tables C303.1.3 (1), C303.1.3 (2) and C303.1.3.(3), IECC 2012. Reference: Section C303.1.3, IECC 2012. |
02/12/2015 | KEN VAN KARSEN | ELECTRICAL-COMMERCIAL | REVIEW | Reqs Change | T14CM08565 Panda Express 1. The City of Tucson has adopted the 2012 IECC for lighting calculations: update the 2009 IECC reference and entries shown on sheet E-600. 2. Show City of Tucson Outdoor Lighting Code (Ord #10963) compliance: provide the calculations that are referenced at the Luminaire Schedule Note on sheet E-105. Update development plan calculations to include all building mounted exterior fixtures referenced on sheet G-005 and E-105, and include the calculations on these plans. 3. The rated color temperature of proposed exterior fixtures may not exceed 3500K; see Lighting Code Section 402. Update fixtures L82 and L70 on sheet G-005 and E-001 with compliant color temperature ratings. Also, verify compliance of undisclosed ratings for all exterior fixtures. 4. Some fixtures shown on sheets G-005 and E-001 appear to be unshielded, therefore the lighting limit is 175,000 lumens per acre for area E3 option 3. Note on plans the need for an Outdoor Lighting Special Inspection if the calculated total lumens exceeds 100,000; see Lighting Code Section 106. The 2012 Outdoor Lighting Code may be found on The City of Tucson Website under: www.tucsonaz.gov/pdsd; Codes, Standards, Ordinances & Guidelines; Building Codes.
