12/07/2015 ROBERT SHERRY PLUMBING-COMMERCIAL REVIEW Reqs Change 1. Comment not addressed. [Initial comment: Provide the third-party listing information for the specified lavatory and hair sinks. Reference: Section 303.4, IPC 2012.]
2. Comment not addressed. [Initial comment: Provide a detail of the water heater installation, including the excess pressure relief, expansion tank, safety pan, and valves. Reference: Sections 503, 504, 606.1, and 607.3, IPC 2012.]
3. Comment not addressed. [Initial comment: Construct the temperature & pressure relief piping of materials shown in Table 605.4, IPC 2012 or listed and approved for that use (PVC is not approved). Reference: Section 504.6 (13), IPC 2012.]
4. Comment not addressed. [Initial comment: For the use of PEX tubing, provide a branch tube sizing chart showing the correct size of PEX tubing to be used as a substitute for the copper pipe shown on the drawings. Reference: Sections 303.2 and 604.3, IPC 2012.]
5. Comment not addressed. [Initial comment: Revise the fixture units used to calculate the total water demand using the values shown in Table E103.3 (2), Appendix E, IPC 2012. Convert the total fixture units to demand (GPM) using Table E103.3 (3), Appendix E, IPC 2012. Reference: Section 604.3, IPC 2012.]
6. Comment not addressed. [Initial comment: Verify that the existing pipe size for the water service to the building will not result in water velocities greater than that recommended by the pipe manufacturer (e.g. limit the water velocity to less than 8 FPS for copper, PEX, or PVC piping). Reference: Table 604.3, IPC 2012.]
7. Comment not addressed. [Initial comment: If the specified water heater is not supplied with integral heat traps, provide 0.5" of insulation with a maximum conductivity of 0.27 BTU per inch/h F on the first 8 feet of supply and discharge piping. Reference: Section C404.5, IECC 2012.]
12/07/2015 ROBERT SHERRY MECHANICAL-COMMERCIAL REVIEW Reqs Change 1. No COMcheck compliance reports have found with this submittal. Modifications to the building envelope, interior lighting, and the mechanical system are required to comply with the current energy code; the COMcheck reports are the easiest way to verify compliance with the code requirements. [Initial comment: Demonstrate energy code compliance for the alterations to the building envelope based on the current code. Reference: Sections C101.4.3, C101.5, and C103.2, International Energy Conservation Code 2012.]
2. No COMcheck compliance reports have found with this submittal. (As a side note, the heating and cooling load calculations have the building oriented 180 degrees from the plans and do not include any loads due to the ventilation.) [Initial comment: Show that the mechanical systems for the building comply with the current energy code, e.g. provide the COMcheck Mechanical Compliance Certificate.]
3. A note simply calling for a "programmable thermostat" is insufficient to demonstrate compliance to the energy code requirements. [Initial comment: Show that the proposed HVAC system meets the control requirements of Section C403.2.4: set-point overlap restriction, automatic set-back and shut-down controls, automatic start capabilities, and shutoff damper controls. Reference: Section C303.1, International Energy Conservation Code 2012.]
4. No information was found in the submittal to indicate that the fenestration U-values or solar heat gain coefficients were or would be NFRC-certified. [Initial comment: Provide NFRC fenestration product ratings for the U-factor and the SHGC values on COMcheck or use the appropriate default U-factor and SHGC values from Tables C303.1.3 (1), C303.1.3 (2) and C303.1.3.(3), IECC 2012. Reference: Section C303.1.3, IECC 2012.]
5. Revise the roof framing plans to coordinate with the submitted structural calculations. In addition, notes on the architectural drawings refer to the presence of an evaporative cooler on the roof - where is it located and will it be added to the structural calculations? [Initial comment: Provide the installed weight of the rooftop equipment. Provide structural calculations and details to demonstrate that the installation of the two new rooftop units will not adversely affect the structural integrity of the roof. Reference: Section 302.1, IMC 2012.]
6. A condensate drain may not terminate at a plumbing vent. See Section 307.2.1, IMC 2012 for a list of acceptable termination points for condensate drains. Provide the size of the condensate drain. Reference: Section 901.4, IPC 2012. [Initial comment: Show the size, routing, and termination of the condensate drain for the roof top A/C unit. Reference: Section 307.2.1, IMC 2012 as amended by the City of Tucson.]
7. No ventilation calculations are shown on the mechanical drawings. [Initial comment: Provide calculations to show how ventilation will be provided for the occupied spaces. Reference: Section 401.2, IMC 2012.]
8. Provide a design for the installation of the required general exhaust. Reference: Section 107.2.1, IBC 2012. [Initial comment: Barber shops require a general exhaust air flow rate of 0.5 CFM per square foot. Reference: Table 403.3, IMC 2012.]
