This letter reflects comments to be addressed. The purpose of this review is to verify compliance to the 2012 International Residential Code with local amendments. In order to facilitate a shorter back check time, we request that you please provide two complete sets of revised plans and calculations, along with a written response to each of the noted items indicating action taken. Other comment references may be derived from additional codes and standards adopted by The City of Tucson. All features have been checked only to the extent allowed by the submittals provided for review. All portions of this project are assumed to meet other departmental requirements, conditions, and concerns before permit approval.

INCLUSIVE HOME DESIGN:
1. Clarify which entrance is intended to be the accessible entry as indicated by the note on the floor plan and specify how this access communicates with the public way.

FLOOR PLAN:
2. Provide emergency escape/rescue openings that open directly to a public way or a yard or court that opens to a public way, R310. Revise location of second floor bedroom windows so they do not exit onto the garage roof.

7.7. NATIVE PLANT PRESERVATION

7.7.3. APPLICABILITY:

Single-family residential development on lots recorded after March 24, 1997.

Projects on a site that does not contain any plant on the Protected Native Plant List as demonstrated by the applicant and subject to approval through procedures established at the Planning and Development Services Department (PDSD). This application can be submitted prior to an applicable review process and approved for an exception on the site. The approved exception is valid for up to one year from the date of the approval; or,

Projects on a site or parcel that contains Protected Native Plants that will not be substantially impacted by development on the site as demonstrated by the applicant per this section and subject to approval through procedures established at the PDSD, provided that construction occurs per the approved plan.

Provide NPP plan or acceptable documentation, which clearly indicates that the project will not impact Protected Native Plants. Such documentation includes photographs of the site taken from all sides of the property.

02. Label the building setback from the south property line to the second story structure.

03. The garage entrance for this property is supposed to be along the east side of the building. The floorplan depicts the garage entrance from the north side of the building. Revise the entrance to match the site plan.

04. The dimensions labeled on the site plan that delineate the building footprint do not match the building floorplan dimensions. Revise the dimensions as required to match the floorplan.

05. Indicate in the lot coverage calculations if the garage square footage is included. If so list in the note.

06. It appears that the incorrect building plans were included in this site plan package.
