Showcase Lane Residential (2nd Review) TRANSMITTAL DATE: January 28, 2015 The building plans have been reviewed by Zoning Review Section but cannot approve the plan until all zoning comments or concerns have been addressed. The structure as shown on the plan is not considered a 2nd unit. This structure is considered a detached accessory structure. Per UDC Section 6.6.3.D The total gross floor area (gfa) of all accessory structures shall not exceed 50% of the gfa of the principal structure. That said based on data provided on the cover sheet the proposed detached accessory structure exceeds 50% of the gfa of the existing dwelling. Either a Board of Adjustment for Variance is required or the structure will need to connected to the existing dwelling. The connection must be at least 5' wide and support a 20 lb live load.
