01/23/2015 | CLAYTON TREVILLYAN | BUILDING-RESIDENTIAL | REVIEW | Reqs Change | PLAN REVIEW COMMENTS Date: 1-26-15 Activity: T14CM08105 2nd review Address: 1108 E 10th St #1 &2 Applicant: Raymond Ybarra This letter reflects comments to be addressed. The purpose of this review is to verify compliance to the 2012 International Residential Code with local amendments. In order to facilitate a shorter back check time, we request that you please provide two complete sets of revised plans and calculations, along with a written response to each of the noted items indicating action taken. Other comment references may be derived from additional codes and standards adopted by The City of Tucson. All features have been checked only to the extent allowed by the submittals provided for review. All portions of this project are assumed to meet other departmental requirements, conditions, and concerns before permit approval. PREVIOUS COMMENTS: 1. Show the location of the attic access in a hallway or other readily accessible location, R807. Note: The location of an attic access must be readily accessible such as a hallway where personnel can get equipment and supplies in and out of attic spaces. A closet would not be considered equally accessible as a hallway especially if the access opening is located directly above a shelf which could restrict the use of a ladder. 2. Specify safety glazing in hazardous locations, R308.4. Reference: 24" of doorways and less than 60" above and within 60" horizontally from tub/shower floors. Note: The response letter says there is a note for tempered glazing at the bathroom windows but we can not locate the note on the floor plan or the window schedule. Clarify the location of this note. 3. Provide cut sheets for attic ventilation devices/Include attic ventilation for each attic space. Note: The ventilation device specified is only intended to be an exhaust port and requires a minimum 3.5 square feet of inlet openings per unit as indicated on the cut sheet provided. Specify the location of the air inlet openings for each attic space. 4. Peninsula counter tops with a long dimension of 24" and a short dimension of 12" or greater shall have at least one receptacle, E3901.4.2/3. Note: The outlet strip specified will meet this requirement if the mounting location meets section E3901.4.5. Receptacles serving counter tops may not be installed in face up position, more than 12" below the counter surface, or below a counter that extends more than 6" past its base (bar top). Clarify the location of the proposed outlet strip shown on the bar side of the peninsula. 5. Provide cut sheets for all FCO fixtures showing the angle of cutoff, light emissions and fixture wattage. Flood lighting fixtures are assumed to be unshielded (non-FCO style) 104.2. Note: The definition of a Full Cutoff light fixture is "a luminaire where no candela occur at or above an angle of 90 degrees above the nadir…Any structural part of the luminaire providing full cutoff angle shielding shall be permanently attached." A fixture that has an adjustable shield or angle of illumination would not meet this definition. The flood lighting specified may not be counted as FCO lighting.
