1. The building plans have been reviewed by Zoning Review Section but cannot approve the plan until all zoning comments or concerns have been addressed.

2. Zoning has reviewed the building plans and they appear to in compliance with the approved development package, but until the development package is fully approved by all PDSD review agencies Zoning cannot approve the building plans.

3. Zoning will re-review the building plan on the next submittal to insure compliance with the approved development package. Once all other PDSD review agencies have approved the plans Zoning will approve. Additional comments may be forthcoming.

12/15/2014 ROBERT SHERRY MECHANICAL-COMMERCIAL REVIEW Reqs Change 1. Coordinate the building components used in the energy code analysis for the building envelope with those shown on the drawing. The roof insulation is shown as R-33 in the analysis and in the sections on sheet A6 but is labeled as R-30 on sheet A7. In addition, the continuous insulation noted as R-0.8 on the energy code analysis is not identified in any of the sections. Reference: Section C303.1, IECC 2012, as amended by the City of Tucson.
2. Provide NFRC fenestration product ratings for the U-factor and the SHGC values on COMcheck or use the appropriate default U-factor and SHGC values from Tables C303.1.3 (1), C303.1.3 (2) and C303.1.3.(3), IECC 2012. (NFRC certification numbers can be found at www.nfrc.org) Reference: Section C303.1.3, IECC 2012.
3. Provide heating and cooling load calculations that justify the capacities of the heating and cooling equipment specified for the project. Reference: Sections C403.2.1 and C403.2.2, IECC 2012.
4. Show that the proposed rooftop units meet the requirements of Sections C403.2.2, C403.2.3, C403.2, and C403.3 (e.g. provide the mechanical energy code compliance certification from COMcheck). Reference: Section C303.1, International Energy Conservation Code 2012.
5. Show that the proposed HVAC system meets the control requirements of Section C403.2.4: set-point overlap restriction, automatic set-back and shut-down controls, automatic start capabilities, and shutoff damper controls. 6. Verify the sequence of operation for the restroom exhaust fan will ensure that all of the air supplied to the restrooms will be exhausted during the occupied hours for the building. Reference: Section 403.2.1 (4), IMC 2012.
7. Verify that the distribution of supply air from the HVAC units during the heating season complies with the requirements of footnote (g) of Table 403.3.1.2, IMC 2012 or use a zone air distribution effectiveness value of 0.8 for the ventilation calculations. Reference: Section 403.3.1.2, IMC 2012.
8. Verify that the proposed Type I hoods are equipped to automatically start the hood exhaust fans when cooking operations commence. Reference: Section 507.2.1.1, IMC 2012.
12/15/2014 ROBERT SHERRY PLUMBING-COMMERCIAL REVIEW Reqs Change 1. An approved development plan is not to be used for construction of on-site utilities (e.g. water service to the building, building sewer, etc.). Provide a site plan showing the installation of the water service to the building and the installation of the building sewer. Reference: Sections 104.2 and 107.2.1, IBC 2012.
2. The note on the water and gas plan calls for a maximum gas pressure of 10" WG into the building. Verify minimum gas pressures required for the cooking appliances as Southwest Gas generally will provide service only at 7"WC, 2 PSIG, or 5PSIG.
3. Verify the gas input for the rooftop units and the fryers: the mechanical schedule and the kitchen equipment schedule have different input values. Reference: Section 107.2.1, IBC 2012.
4. Revise the water riser diagram to include the hot water return piping. Reference: Section 107.2.1, IBC 2012.
5. The specified "tempering valve", Watts model N170L, is an obsolete product that is no longer listed. Provide an alternative device. Reference: Section 303.4, IPC 2012.
6. Provide tempered water for the restroom lavatories using approved devices conforming to ASSE 1070. Reference: Sections 416.5 and 607.1.2, IPC 2012.
7. Verify that the pipe sizes called out for the water closet flush valves will not result in water velocities greater than that recommended by the pipe manufacturer (e.g. limit the water velocity to less than 8 FPS for copper piping). At a minimum design flow rate of 25 GPM for a siphonic, flush-valve water closet, a 1" Type L copper pipe has a flow velocity of 9.7 FPS. Reference: Table 604.3, IPC 2012.
8. Water supply connections to beverage dispensers shall be protected with backflow preventers conforming to ASSE 1022. (See also, general note 10 on sheet P-2 which conflicts with the note requiring double check valves at directly-connected appliances.) Reference: Section 608.16.1, IPC 2012.
9. Clarify general note 12 on sheet P-2: where is the can wash and where is the trash enclosure? Reference: Section 107.2.1, IBC 2012.
10. Provide separate indirect waste pipes for each compartment of the 3-compartment sink to protect against cross-contamination or fouling. Reference: Sections 801.2 and 802.1.8, IPC 2012.
11. Indirect waste piping that has a developed length greater than 30-inches (30") when measured horizontally or greater than 54-inches (54") in total developed length shall be trapped. Exception: indirect waste piping conveying only clear-water waste (e.g. effluent from a sanitizing compartment) does not require a trap. Reference: Section 802.2, IPC 2012.
12. Verify that all of the vents (except for vents serving interceptors located outdoors) rise vertically to at least 6" above the flood rims of the fixtures they protect prior to running horizontally. Reference: Section 905.4, IPC 2012.
13. Provide sizing calculations for the gravity grease interceptor using the calculation method shown in Section 1003.3, IPC 2012, as amended by the City of Tucson.
