11/25/2014 RONALD BROWN BUILDING-COMMERCIAL REVIEW Reqs Change SHEET G1.0
1. This project does not qualify as an R2-Work/Live occupancy use. Please reference the 2012 IBC, Section 419.
a. Area is greater than 3,000 s.f.
b. Project has more than 5 non-residential workers/employees in the office/warehouse at one time.
c. It should be more accurately classified as a separated occupancy of R3 and S-1. Reference the 2012 IBC, Section 508.4.
2. The occupancy use classification of S-1 depends on what hazardous chemicals are being stored and in what quantities. It could very well become an "H" classification.
a. Please provide a list of chemicals being stored and the maxiumum quantities being stored at one time and evaluate the "H" occupancy uses for compliance.
3. The exterior wall of the building paralleling the property line at 3'-5" away must be 1 hour rated as per table 602.
a. Provide a 1 hours rating, testing lab assembly number for that wall assembly.
4. Reference the 2012 IBC, Section 508.4 for separation requirements.
5. Revise code analysis to R3/S-1. Reference comments 1 and 2 above.
SHEET A3.0
6. Provide attic ventilitation as per the 2012 IBC, Section 1203.2.
STRUCTURAL CALCULATIONS AND DESIGN
7. As listed on Sheet T1.0, this is a commerical project the governing code for this project is the 2012 IBC, not the IRC.
a. Please revise all structural calculations and structural details as per the 2012 IBC.

TRANSMITTAL DATE: December 1, 2014

DUE DATE: December 19, 2014

COMMENTS:

01. Zoning has reviewed the building plans for compliance with the approved ongoing Development Package. While the building plans are in substantial compliance with the DP Zoning cannot approve the building plans until all building plans have been approved by the various building disciplines and the development package is approved. The development package that is included in the building plan set must be a copy the approved set, labeled as reference only, or removed until the approved set is available.

02. Zoning will review the building plans on the next submittal to ensure that the building plans are in compliance with the approved development package.

03. Additional comments may be forthcoming on the review.

If you have any questions about this transmittal, please call David Rivera, (520) 791-5608.
12/10/2014 ROBERT SHERRY MECHANICAL-COMMERCIAL REVIEW Reqs Change 1. Demonstrate energy code compliance for the building envelope and the mechanical systems using calculations based on the appropriate sections of the code (i.e. residential and commercial). Reference: Sections C101.3, C101.5, and C103.2, International Energy Conservation Code 2012.
2. Provide NFRC fenestration product ratings for the U-factor and the SHGC values on COMcheck or use the appropriate default U-factor and SHGC values from Tables C303.1.3 (1), C303.1.3 (2) and C303.1.3.(3), IECC 2012. Reference: Section C303.1.3, IECC 2012.
3. Provide heating and cooling load calculations that justify the capacities of the heating and cooling equipment specified for the project. Reference: Sections C403.2.1 and C403.2.2, IECC 2012.
4. Show that AC-1 meets the requirements of Section C403.3.1 (economizers) unless exempted by compliance with the efficiency requirements of Table C403.3.1 (2), IECC 2012.
5. Provide a programmable thermostat for AC-2 that complies with the requirements of Section R403.1.1, IECC 2012.
6. Show that the split system serving the office and shop has a thermostatic control that provides for off-hour and set-back control, automatic shutdown and start-up control and, if the control does not require manual changeover from the heating and cooling modes, restricts set point overlap. Reference: Section C403.2.4, IECC 2012.
12/10/2014 LOREN MAKUS ENGINEERING REVIEW Denied Development Package must be approved first.
12/10/2014 ROBERT SHERRY PLUMBING-COMMERCIAL REVIEW Reqs Change 1. Provide complete plumbing plans, including water isometrics and waste and vent isometrics. Reference: Section 107.2.1, IBC 2012.
2. Provide shower and tub/shower control valves that comply with the requirements of Sections 424.3 and 424.5, IPC 2012.
3. If the shower, located in Bath 114, does not have a pre-fabricated receptor, provide details to show that the construction of the receptor complies with the requirements of Section 417.5.2, IPC 2012.
4. Provide a detail of the water heater installation, including the excess pressure relief, expansion tank, safety pan, and valves. Reference: Sections 503, 504, 606.1, 607.2, and 607.3, IPC 2012.
5. Verify that the listing information for the pressure and temperature relief valve will allow the installed length of greater than 40-feet. Reference: Sections 303.2 and 504.6, IPC 2012.
6. Provide a full-open valve for the water service at the building entrance. Reference: Section 606.1(2), IPC 2012.

12/10/2014 ROBERT SHERRY WATER REVIEW Reqs Change Tucson Water limits a 5/8" meter to a maximum demand of 15 GPM; the water demand calculations indicate a demand of about 20 GPM which will require at least a 3/4" meter. Provide a letter from Tucson Water confirming that the use of a 5/8" water meter will be allowed for this project.
12/11/2014 KEN VAN KARSEN ELECTRICAL-COMMERCIAL REVIEW Reqs Change T14CM07933

1. Clarify the plan description with building function.

2. Show the location of panel "A" on the plan, 230.70(A).

3. Show or notate a disconnect means or a locking breaker for the water heater, 422.31(B).

4. Lighting fixture information: show the fixture schedule marking on the plan for identifying each fixture type (A, B, C), C405.

5. 2012 IECC (interior) lighting calculation: provide ComCheck report, or Table C405.5.2(1) building area or (2) space-by-space for budget determination.

6. City of Tucson Outdoor Lighting Code (Ord #10963) compliance: Compare total fixture output to the budget based on property size and zone location (Table 401.1).
a. Include all exterior (existing) fixtures within the property lines. The ordinance requires identification of each fixture type (both Full-Cut-Off and un-shielded); and fixture output based on a typical lamp lumen output at the maximum fixture wattage rating. Include landscape fixtures in the existing total and determine the qualified option limit.
b. The rated color temperature of proposed fixtures shall not exceed 3500K, Section 402. Notate plans, or provide manufacturer spec sheet with color temperature rating.
