1. The building plans have been reviewed by Zoning Review Section but cannot approve the plan until all zoning comments or concerns have been addressed.

2. Zoning has reviewed the building plans and they appear to in compliance with the approved development package. Due to the amount of comments by other PDSD review agencies zoning will not approve at this time.

3. Zoning will re-review the building plan on the next submittal to insure compliance with the approved development package. Once all other PDSD review agencies have approved the plans Zoning will approve. Additional comments may be forthcoming.

1. City of Tucson Outdoor Lighting Code (Ord #10963) compliance: Compare total fixture output to the budget based on property size and zone location (Table 401.1).
a. Show compliance with consideration of all existing fixtures within the property lines. The sum of the existing total and proposed shall be within the qualified option limit.
b. The rated color temperature of proposed fixtures shall not exceed 3500K, Section 402. Notate plans, or provide manufacturer spec sheet with color temperature rating including the parking area fixtures.

12/10/2014 ROBERT SHERRY PLUMBING-COMMERCIAL REVIEW Reqs Change 1. An approved development plan is not to be used for construction of on-site utilities (e.g. water service to the building, building sewer, etc.). Provide a site plan showing the installation of the water service to the building and the installation of the building sewer. Reference: Section 107.2.1, IBC 2012.
2. Provide a design for the mounting shelf for the water heater along with structural calculations to show that the water heater is safely supported (no design found on the architectural or structural drawings). Reference: Section 301.2, IPC 2012.
3. The water service for the existing buildings uses a 2" pipe but with a new total demand of 98 GPM, the water velocity in the existing pipe may exceed the manufacturer's recommended maximum velocity. Verify that the new water demand will not cause the existing piping to have a water velocity greater than that recommended by the pipe manufacturer. Reference: Section 107.2.1, IBC 2012.
4. Verify that the pipe sizes called out for the flush valves will not result in water velocities greater than that recommended by the pipe manufacturer (e.g. limit the water velocity to less than 8 FPS for copper, PEX, or CPVC piping). At a minimum design flow rate of 25 GPM for a siphonic, flush-valve water closet, a 1" Type L copper pipe has a flow velocity of 9.7 FPS. Reference: Table 604.3, IPC 2012.
5. Provide a water pressure regulator conforming to ASSE 1003 or CSA B356 to limit the water pressure to 80 PSI or less. Revise the water pressure calculations to include the effect of the water pressure regulator. Reference: Section 604.8, IPC 2012.
6. The rim elevation of the next upstream sanitary manhole (2511.2') is higher than the first floor elevation (2510.10'). Provide backwater valve per Section 715.1, IPC 2012, as amended by the City of Tucson.
7. Provide roof drainage calculations and plans. Provide overflow protection for the roof; include the effect of any vertical walls that can divert rainfall onto the roof. Reference: Sections 1101, 1106 and 1108, IPC 2012.
