1. Include sheet 6 for review.
Note: Define keynote 'U' on sheet 6. Keynote 'Q' indicates ½" wallboard on the ceiling which would require ceiling framing members to be spaced no more than 16" on center, IRC table R702.3.5 footnote d.
2. Provide the keynotes to accommodate the alphabetical references on sheet 12.
Note: There are no keynotes located on sheet 12 that coincide with alphabetical references. If the keynotes are intended to be used from sheet 6 please make this known on sheet 12 and verify consistency (note U is found in two different applications).
3. Specify the location of all utility lines and service meters, including the water meter and supply line as well as the electric feeders to both detached buildings, R106.1.1.
Note: Specify how electricity is being routed to the detached garage.
4. Provide a complete set of notes on the plan to meet the Inclusive Home Design Ordinance 10463.
Note: Remove references to Unicorporated Pima County for projects located inside City of Tucson and correct the maximum thermostat mounting height to 48" AFF per ANSI A117.1, 1003.9.
5. Provide a water fixture unit schedule for all of the plumbing fixtures supplied by the water meter (including existing) P2903.6.
Note: All proposed plumbing fixtures must be specified including the laundry tub in the garage and the sink by the BBQ. The fixture unit value for a sink or washing machine is 1.4 and for a half-bath is 2.6.
6. Specify vent sizes at the kitchen sink, clothes washer and garage fixtures, P3101.1.
Note: DWV sizes must be specified for the sink located next to the BBQ.
7. Specify the size of the proposed water meter and the diameter of the water supply line from the meter to the service entrance, P2903.7.
Note: The proposed fixture unit demand appears to equal 20.4 which would bring the total demand, including the existing fixtures, to more than 37. This demand would require a minimum 1" water meter with a 1¼" supply.
8. Provide Manual J/S calculations for the forced air unit in accordance with M1401.3, M1601.1.
Note: Mechanical system sizing has not been justified or specified.
9. Show a grounding electrode system on electrical riser diagram for each detached building per E3607.3.
Note: Each building is required to have a grounding electrode. The riser diagram only indicates a grounding electrode at the main building.
10. Clarify the size of the grounding electrode conductors. Three sizes specified including #2, #4, and #6 in different locations on the riser diagram.
Note: No correction appears to have been made regarding this item.
11. Show compliance with City of Tucson Outdoor Lighting Code with an approved lighting calculation in accordance with OLC 3.1.2. Include all exterior fixtures on the property in the calculations. Exterior lighting within 25 feet of adjacent residential property lines must be fully shielded, 401.3.3.
Note: There does not appear to be an outdoor lighting calculation anywhere on this plan. An inventory of all existing exterior lights must be provided in addition to the proposed exterior lighting. The flood light indicated on the garage would not be permitted within 25 feet of an adjoining property.
12. Provide cut sheets for all FCO fixtures showing the angle of cutoff, light emissions and fixture wattage. All other fixtures are assumed to be unshielded (non-FCO style) 104.2.
Note: Cut sheets for proposed lighting have not been provided.

A review meeting may be scheduled with the plan reviewer specified below at your convenience if any of these items are unclear. A meeting must be scheduled with the designer and the property owner if these items are not addressed on the next submittal.
