The purpose of this review is to verify compliance to the 2012 International Residential Code with local amendments. In order to facilitate a shorter back check time, we request that you please provide two complete sets of revised plans and calculations, along with a written response to each of the noted items indicating action taken. Other comment references may be derived from additional codes and standards adopted by The City of Tucson. All features have been checked only to the extent allowed by the submittals provided for review. All portions of this project are assumed to meet other departmental requirements, conditions, and concerns before permit approval. SITE PLAN: 1. Overhead service for new construction requires an appeal to the Building Official, IBC amendment section 112.1.1. FLOOR PLAN: 2. Doors between a garage and a residence shall be self-closing minimum 20-minute fire-rated, R302.5.1. 3. Specify ½" gypsum board on all walls common to the garage and house in compliance with R302.6. 4. Show the location of the attic access in a hallway or other readily accessible location with a minimum opening size 22"x30", R807. PLUMBING PLAN: 5. Provide a minimum 1" water supply from the water meter for the proposed demand, P2903.7. 6. Show the size and location of all waste cleanouts, P3005.2. ELECTRICAL PLAN: 7. Provide a GFCI protected receptacle within 3' of the basin on a dedicated 20 amp circuit in the powder room near the garage, E3703.4, E3901.6. 8. The receptacle in the hall bath may not share the kitchen small appliance circuit, E3901.3, E3901.6. 9. Provide a switched source of light for the mechanical room near the office, E3903.4. 10. Clarify the location and designation of all the panels on the riser diagram. 11. Provide load calculations for sub-panels (40% demand factor may not be applied), E3704.3.
