This site is located in the HO-3 zone (UDC 4.7.15). A single-family residence is a permitted use in this zone (Table 4.8-3). Historic review is required. The minimum setback is the greater of ten (10) feet, or three-quarters (3/4) the height of the structure's wall facing each interior property line (Table 6.3-3.A). Based on a wall height of 11'-10" the required north perimeter yard setback is 10'-0", proposed perimeter yard setback is 1'-0". The minimum setback to a side street property line is ten (10) feet (UDC Section 6.4.5.C.1.b). The proposed east side street perimeter yard setback is 1'-9". |
