TRANSMITTAL DATE: January 14, 2015

1. The building plans have been reviewed by Zoning Review Section but cannot approve the plan until all zoning comments or concerns have been addressed.

2. Zoning has reviewed the building plans and it appears that the plans conform to the development package. The development package sheets provided in the set of drawings are not the approved set. Either provide the approved development package drawings in the set or remove them.

3. Zoning will re-review the building plan on the next submittal to insure compliance with the approved development package. Additional comments may be forthcoming.

12/30/2014 ROBERT SHERRY PLUMBING-COMMERCIAL REVIEW Reqs Change Civil sheet C.8 calls for the re-use of an existing 1" water meter to provide the new water service but Tucson Water limits a 1" meter to a maximum demand of 37.5 GPM. The Fixture Connection Schedule on sheet P6 shows a maximum demand of 75 GPM and the Water Calculations on sheet P7 call for the installation of a 1-1/2" meter to meet that demand; the 1-1/2" water meter is the smallest water meter that can supply a demand of 75 GPM. Coordinate the two drawings. [Initial comment: An approved development plan is not a substitute for a building permit to install site utilities (e.g. water service to the building, building sewer, site lighting, or electrical service to the building). Provide the appropriate civil plans as part of the building package so that the water service and building sewer may be permitted. Reference: Sections 104.2 and 107.1, IBC 2012.]
