| 11/04/2014 | RONALD BROWN | BUILDING-COMMERCIAL | REVIEW | Reqs Change | GENERAL 1. Revise the following sheets to have a minimum lettering size of 3/32" actual height (not CAD font select), both upper and lower case: T1.0, A1.0, A1.1, A1.2 and A1.3 and resubmit. 2. General Building Summary: a. As per Table 503 of the 2012 IBC, a building classified as an R2 occupancy use and a VB building type may be 3 stories in height with a qualified sprinkler system installed. b. Explain how this building can be classified as a three story building. c. The labeled 2.5 level identified as a mezzanine does not qualify as a mezzanine as per the 2012 IBC, Sections 505.2.3 exceptions 3 and 5. d. Not being qualified as a mezzanine for the 2nd level, it must therefore be a floor level, say the lower level of the third floor. e. This scenario now presents the building as 4 stories above grade which does not comply with Table 503 that allows for a maximum of 3 stories above grade with the qualified sprinkler system installed for this building classification and type. f. Rework your building code analysis accordingly and resubmit. 3. Provide in the code analysis the requirements for fire partition separation both horizontal and vertical between dwelling units and separated occupancies as per the 2012 IBC, Sections 508.4, 711, 707.3.10, 508.4 and 420. Indicate results in the code analysis section of the drawings. a. Provide a fire partition schedule that indicates the actual required rating of the partition/floor ceiling assembly, a testing lavatory identification and shown on the floor plan with a symbols legend. b. The wall types description and references presented on the drawings is inconsistent and not referenced correctly. Not all fire partitions are called out and UL labels are missing. Referenced wall type symbols with fire ratings are not consistent proceeding down a corridor wall having the same rating but a different wall configuration. 4. Provide analysis of the existing monumental stairs as to 2012 IBC code, Section 1012 and the 2009 ICC A117.1, Section 505 compliance as pertaining to risers and treads, handrails and accessible handrails. Provide analysis results under code review on the drawings. SHEET A2.1 5. Rename the "Accessible Units" to "Type A Units". 6. Provide large scale details of both the 1:12 ramps and stairs showing all accessible requirements such as dimensioning, slopes, elevation difference handrails, risers and treads and landings and reference to these details. 7. Doors 133 and 118 do not comply with the 2009 ICC A117.1, Section 404.2.3.2 (a), required clearances. Door 133 is not on the door schedule. SHEET A2.2 8. In toilet rooms 15 and 16, provide water closet partitions as required by section 1210.3.1. 9. Door 215 does not comply with the 2009 ICC A117.1, Section 404.2.3.2 (a), required clearances. 10. Several windows on the south elevation have no instructions of what to do with them. SHEET A2.3 11. Two windows at room 252 have no instructions as what to do with them. 12. Door 301 does not comply with the 2009 ICC A117.1, Section 404.2.3.2 (b), required clearances. SHEET A2.4 13. Toilet room 356 is not accessible; provide a 5'-0" turn around clearance as per the 2009 ICC A117.1, Section 603.2.1. a. Provide a large scale detail showing all accessible requirements. 14. Two windows on the east elevation have two dark lines closing them off but the window is still in place and a window schedule symbol is indicated. Need to fix these and provide instructions. SHEET A5.0 15. Provide emergency escape and rescue windows as required by the 2012 IBC, section 1029. for all dwelling units below the 4th floor. SHEET A7.1 16. Delete all references to ADA and change note 1 to comply with the 2012 IBC, Chapter 11 and the 2009 ICC A117.1. SHEET 8.1 17. Detail 7: a. Provide water closet partitions as per 2012 IBC, Section 1210.3.1. b. Provide a urinal stall as required by 2009 ICC A117.1, Section 605.3 and 305.7 (a), 3'-0" wide. SHEET A8.2 18.
