11/03/2014 ROBERT SHERRY PLUMBING-COMMERCIAL REVIEW Reqs Change 1. Provide a complete plumbing plan, including waste, vent and water supply isometrics for the work that will be done in the kitchen (called "storage" in the architectural floor plan) as part of this activity. Similarly, clarify the extent of the work that will be done in the Usher Prep room (aka "snack bar"). Reference: Section 107.2.1, IBC 2012.
2. Provide a water supply isometric for the snack bar. Reference: Section 107.2.1, IBC 2012.
3. Show how the water pipes for the two exterior sinks are to be protected from freezing. Reference: Section 305.4, IPC 2012.
4. Provide a detail of the water heater installation, including the excess pressure relief, expansion tank, safety pan, and valves. Reference: Sections 503, 504, 606.1, 607.2, and 607.3, IPC 2012.
5. Verify that the pipe sizes called out for the flush valves will not result in water velocities greater than that recommended by the pipe manufacturer (e.g. limit the water velocity to less than 8 FPS for copper). At a minimum design flow rate of 25 GPM for a siphonic, flush-valve water closet, a 1" Type L copper pipe has a flow velocity of 9.7 FPS. Reference: Table 604.3, IPC 2012. (See also Sections 610.1 and 610.12, UPC 2006 since you are using the 2006 UPC as a method for sizing the water distribution piping.)
6. The water pressure calculations use 80 PSI as a design pressure but note #2 of the calculations indicates that a pressure reducer set to 70 PSI will be installed. Use the lower pressure as the design basis. Reference: Section 610.7 (5), UPC 2006.
7. The rim elevation of the next upstream sanitary manhole (2908.97') is less than 12" below the first floor elevation (2909.50'). Provide a backwater valve per Section 715.1, IPC 2012, as amended by the City of Tucson. Floors discharging from above that reference point shall not discharge through the backwater valve.
8. The lift station calculations and drawings (P6.0) are to be reviewed by the Pima County Department of Environmental Quality as part of the private sewer collection system. This will be a separate activity, not a part of the building construction
