Adams St #2 Applicant: John Lee This letter reflects comments to be addressed. The purpose of this review is to verify compliance to the 2012 International Residential Code with local amendments. In order to facilitate a shorter back check time, we request that you please provide two complete sets of revised plans and calculations, along with a written response to each of the noted items indicating action taken. Other comment references may be derived from additional codes and standards adopted by The City of Tucson. All features have been checked only to the extent allowed by the submittals provided for review. All portions of this project are assumed to meet other departmental requirements, conditions, and concerns before permit approval. INCLUSIVE HOME DESIGN: 1. Specify all switches, receptacles, and controls within 15 to 48 inches of the floor (To include thermostat controls), 1003.9. 2. Provide a zero step entry for the accessible route, 1003.4. FOUNDATION PLAN: 3. Provide continuous footings under interior bearing walls (kitchen) R403.1 & R403.1.6. PLUMBING PLAN: 4. The Tucson Water policy adopted 7/13/12 limits the maximum demand for a 5/8" water meter to 15 GPM. Specify a minimum ¾" water meter for the proposed demand, Reference Tables P2903.6 and P2903.6 (1), IRC 2012. 5. Specify water conservation requirements: Water closets = 1.6 gallons per flush, Sinks = 2.2 gpm, Showerheads = 2.5 gpm, P2903.2. 6. Provide a two way cleanout for the gray water building drain within 24" of the exterior wall, P3005.2. INTERNATIONAL ENERGY CONSERVATION CODE: 7. Provide thermal isolation of mechanical room if combustion air openings are provided including insulated doors with weather stripping, N1102.
