Owner has constructed an accessory structure attached to an approved detached existing shop building. The construction of the garage was started without a permit and owner was issued a notice of violation. 6.6.3. SPECIFICALLY WITHIN RESIDENTIAL ZONES 6.6.3.D. The total gross floor area (gfa) of all accessory structures shall not exceed 50% of the gfa of the principal structure. Accessory structures less than 200 square feet gfa are exempt from this requirement. 02. The owner has three (3) previously permitted accessory structures that were constructed prior to the new code changes related to detached accessory structures as noted in UDC section 6.6.3.D, as noted above. The owner wishes to apply for a Board of Adjustment variance to allow the accessory structure percentage to exceed the 50% allowance. The total square footage amount of existing detached accessory structures equals 2100 square feet plus 874 square feet for the proposed garage for a total of 2974 which equals 129%.
